Bayfront on Sand Lake Apartments

"UPDATE February 17, 2024: We are still loving our Bayfront experience where employees greet you by name, send birthday greetings and are always professional, especially Manager Chris, Leasing Manager Leeanne and Assistant Manager Marco. Recently Chris and his teams exemplified attention to detail while hosting an invitation only, SOLD OUT Valentines Day Sip and Paint Soirée on February 14th, where Chris, Leeanne and Marco turned the BF Club House into 'The Club', a magical intimate setting with the interior decorated throughout in red, white and pink, along with tables covered with pink plastic tablecloths, battery operated mini candles, REAL flowers and red crepe paper rose petals (see pics). Leeanne and Chris transformed into Hostess and Maître D’ respectfully as they welcomed and greeted each couple while soft music played. Chris handed each couple a rose, escorted everyone to their socially distanced reserved tables by apartment number and poured champagne. They constantly checked on guests to make sure we had everything we needed. Residents were provided with paint, paint brushes, mini paint tray palettes and complimentary jumbo wine glasses to decorate. We had so much fun that night we wondered if they once privately owned a high end restaurant or night club because the event was so polished and classy. After the party we turned our decorated wine glasses over for curing and pickup in decorated wine boxes at the end of the week. WHO DOES THAT??? Complex (5 Buildings): (1) Now that the 5 buildings are filling up, parking lot spaces are very limited. However available attached and detached garages are still plentiful with prices ranging from $150 (detached) to $200 (attached). Also, periodically Chris offers detached garage discounts throughout the year. (2) Most of our annoyances are about the occasional or isolated incidents caused by some residents which cannot be controlled by BF management. At the same time if any noise, nuisance or lease violations are brought to Chris' attention, he is on it with warnings, fines and eviction. He runs a tight ship and enforces community rules. The maintenance team is superb too and are constantly monitoring and cleaning the interior and exterior grounds. They are always courteous, respectful of residents' time, responsive and quick to close out resident requests. Apartment: (1) During the winter months we noticed a draft under the patio door on windy cold days and nights which we resolved by stuffing a throw rug underneath the door. (2) Residents are responsible for replacing refrigerator water filters which costs between $40 - $50. My only suggestions for improvement would be: 1) Replace exterior entry door and stairwell door hinges that allow LOUD SLAMMING with 'soft close' hinges; 2) Apply WD 40 for all squeaky stairwell and exterior doors; 3) Allow residents to use their own small grills at the various grill stations if they are concerned about the empty BF propane gas containers or sanitation of the BF gas and charcoal grills; and 4) Install motion sensor surveillance cameras powered by solar panels to overlook the common and remote areas. A good investment is the REOLINK-Spotlight-TrackMix-LTE, purchased separately with a 360 day EIOTCLUB-Data-SIM-Card and REOLINK-microSD card, so remote viewing is not dependent upon electricity or internet. In addition to amenities mentioned in my first review, BF participates in charity food drives and scheduled social events including weekly food trucks serving different cultural cuisines. BF is an inclusive apartment complex with residents of all ages who are singles, couples and families with children. As a community partner Chris engages local commercial, nonprofit, law enforcement and neighborhood entities. His leadership is the reason BF was voted 1st Place as Orlando's Best Apartment Community. BF is the only place we've lived where we can also have fun. We feel valued as residents and not as just a monthly rental account and would recommend BF to anyone seeking a resort style home within an apartment community."
