"Tonya Ellis the property manager is very RUDE. I just moved into an apartment out here a couple of weeks ago and they did not fix nor clean the apartment prior to me moving into the unit. They provided me an apartment that have bugs, yellow smoke stains all over the blinds and windows. There is rodent residue all over each drawer.. Only thing that was replaced was the carpet. I have came to Tonya about this issue and she was very rude and basically told me she didn’t care. We scheduled an appointment for her to view the unit she never called or updated me that she couldn’t make it she just didn’t show so we rescheduled the appointment the following Monday for 1pm which she did not show up to once again she decided to come into my apartment around 4 pm without my knowledge or permission (I was not able to show her any additional problems concerning the unit). I had to hire and pay for my own cleaning and buy bug spray and etc. Instead of fixing the problem all she cared about was me paying a pet fee. Tonya also is very unprofessional and was texting/ emailing me outside of business hours while not being on the clock around 7pm, Tonya does not deserve a manager title she is not manager material. As a new resident I did not expect to have any type of issues during my first week of moving in I am very unsatisfied and upset."

"Was very thankful and thrilled to get into this affordable apartment complex with amenities (laundry room, swimming pool, gym, and a nice playground). Was it perfect…? No! As most places, unless brand new, aren’t. However, the location was perfect as it is close enough to shops and restaurants. Additionally, the fact that they have 3 bedrooms with 2 full bathrooms apartments was a definite plus for me! Coming out of 15 year divorce with 4 family members dependent on me, and a baby on the way was A LOT. As such, I needed all the help I could get to get us all on our feet so that we could all have a fresh perspective, and a new start and this place was it for us! Last but not least, we feel safe at Arbor Lake, the office staff is wonderful, and the maintenance crew do their best to be responsive when needed."

"Hello this for whom this may concerned especially General Management over Arbor lake Apts in Covington GA I have been with you guys for awhile. I have so been with dominion properties and as a tenant at both Wellington & Arbor lake Apts. All situations go thru seasons some days are hard days and some not so hard day. Most that know me know I try to be transparent and genuine leaving more than negative vibes. The people that provide the service at these locations are hardworking. Professional whether go days or bad. Sometime people forget they have their situations. Life happens to them too. I thank them all the whole company. I was with them during the pandemic and when they only had one Tech trying to handle everyone and he did m9re thsn well. Please is revise other pass comments emails if they came off harsh or in a negative light. I was in a wheelchair chair just a few short years back. This I would like to go foward as a lil appreciation statement of the service that was handled with care not just for the company but for the people. I have been on meds and loss my baby brother which brought being a only child as my new reality for me. We him loss on Thanks giving. I realize everyone has losses and I like think of those as not loss but spirit that can now cover us here in this world. They now can be with us in a way that covers this planet. After my brother helping my Dad with laying to rest him 6 mos later bury my Dad. He just buried his name sake. With all that said. Life is short and I want to leave. The world better people I meet in a better mood. My email texts are may not been written in that lite so. I sometime be to eager to get things done and not ask for help thinking I can handle things on my own. So with all this said I commend the people who fight in trenches to keep things running at the best it can at the time. From Isaiah ,Ebony, Vicki & our three man Techs. The ones that I started witg before hand Santana Caroline. Teyonna There's more but it's long enough already. For everyine please be safe. I can be corny too. But please take care of each other it takes a tribe Denise Isabel Wilkins Streater & John Streater Champ"

"Ask questions!!! Arbor Lake is an “acceptable” community compared to others for the price. Choosing this community is like picking up a woman drunk in the night club. I selected this community because my previous landlord decided to sell and was given 60 day notice to vacate. My options were limited. I’ve only been here a little over a month. The office staff is polite when inquiring/submitting applications BUT once you sign and move in they act as if they OWN YOU. This is a tax based community with A LOT OF RESTRICTIONS. First day I moved in my a/c didn’t work, that’s something that should be checked thoroughly prior to move in, it took 5/6 days to complete repairs. There seems to be electrical issues (something else that should’ve been checked prior to move in especially since they advertise updated units). My dryer is NOW inoperable due to the dryers power outlet (socket sparked/smoked and tripped fuse breaker) extremely disappointing experience thus far. I NOW have to replace my dryer ($500+) and wait for maintenance to resolve the electrical issues. Maintenance is very respectful and professional although they do not notify you when servicing a maintenance request. They will enter the dwelling without notification/approval… I’ve complained about this matter and was told by Pandora (unprofessionally/rude) that they do not have to give notice and or ask for permission to enter because they “OWN THE PROPERTY” … (it is apparent as to who owns what and the roles that both parties play BUT it is also common courtesy to advise the resident upon entry of any time). I will not be renewing my leases with them, I’ll rather contribute to a community that respects their residents concerns and privacy while providing an enjoyable and safe living experience. PROS: closest space, updated kitchen, storage attached to unit, patio. CONS: You only receive (1) key fob for your dwelling (regardless of who’s on the lease) UNLESS you pay an additional $100+ (non-refundable), parking is very limited, gate seems to be broken every other week, spider infestation in breezeways/common/patio areas. Dryer exhausts are in breezeways/hallways. Their community needs an additional trash compactor and the drains need to be pumped/cleared (small flying bugs come out of drain when water is turned on)."
