"I moved here almost a year ago and the first person I met was Mrs. Nyisha Smith. I was in a stressful situation and she made the whole process of moving in, from application to move in day, very easy. Since I’ve been here she’s been more than helpful. She’s always kind and understanding. When she shared that she was leaving I was crushed. I hate to see her go but I wish her nothing but happiness and prosperity in her future endeavors. Thank you for all that you have done."

From the moment my daughter and I walked into the office for the 1st time to inquire, down to the very polite, welcoming altruism of the entire staff; I could not be happier or feel more at home. When you add the effervescent voice of Eric and the calm welcoming voice of Nyisha; then throw in my awesome neighbors, there’s no wonder why I feel right at home here at The Park at Arlington!"

There hasn’t been a time in my living here when she hasn’t shown genuine care and swift responsiveness to all situations or concerns I have contacted her about. I greatly appreciate all of the kindness and diligence she has shown as the assistant manager but also as a person. Having the privilege to communicate with someone like Nyisha Smith in the leasing office has made my experience here all the better. Thank you!"

"We lived here for almost three years. It’s a fairly quiet community but luxury it is not! We didn’t get full use of the pool even prior to the pandemic because it wasn’t well kept or clean and closed most of the time. Our building was infected with a lot of big and unusual spiders during the warmer months and the stairwell was often dirty and never pressure washed. They seem to spend more on keeping the grass and landscape clean for appearance and less on the inside of the apartments. Our apartment was very spacious but a lot of things were painted over badly from the start. I was never able to use the dishwasher because it leaked badly and I had two incidents where the kitchen sink, dishwasher, and faucet leaked for days before maintenance fixed it. During our first year the air conditioner didn’t work properly over the summer and it was uncomfortably hot. After several failed attempts from maintenance to fix it they end up having to buy a brand new unit. I had to call each month to get a new filter for the air conditioner because they don’t change them routinely and when the dust builds up my children and I suffered from allergy issues. Maintenance would often mark work orders as being completed but never came to check the issue. I Had to email corporate because the office staff changed up so much and I had to constantly remind them to do their job. A bird also flew into the open dryer duct and died in the walls which made the entire apt smell very bad. The floor padding under the carpet is paper thin so we weren’t able to live comfortably in our own apt to keep from disturbing the neighbors below. The hardwood in the bathrooms and kitchen are actually cheap vinyl or linoleum flooring and very hard to keep clean. During this past fall the trash wasn’t picked up for over a week and overflowing into the street which they blamed on the waste company. Under their old management a money order for $1000 was lost in their system which it took them almost a year to retrieve and during the time I couldn’t make online payments. I ultimately decided to move when they stated my rent was going to increase by $420! Rent had only increased $25-50 our first two years. I was told they were increasing everyone’s rent to reflect the rent rate that new tenants were paying. I had to call corporate to dispute it and they still increased it but by $200 which was still high. Weeks After we moved out I had to call to remind them to send my deposit. After doing so they sent me a statement saying they kept nearly $900 of my deposit to replace carpet in the entire unit when only two rooms had small stains with carpet damage that couldn’t be removed after a cleaning. It is clear in the photos that I posted that there was not that much money in damage in the apartment . Furthermore I still haven’t received my remaining deposit amount after several emails and phone calls to their corporate office. If you’re desperate for somewhere to stay that’s fairly safe this may be for you but please be prepared to not have a luxury apartment as they claim and please don’t expect your deposit back with regular wear and tear. Keep all receipts and try to avoid paying via money order because office staff cannot be trusted. This company seems to be trying to replenish their loses by charging unfair fees."
