"Update January 2024: Trash hasn’t been picked up for several weeks. Waste management company has confirmed owner (Zevulon Capital) hasn’t paid them in over three months. I wonder what’s happening to that monthly trash fee I pay? Residents are also required to pay our water bill through the management company. Is our water the next thing to be shut off when Paulding County water bill isn’t paid by the owner? Sadly there is so much opportunity for this to be a great community again—but this is what happens when properties are purchased by REITs. The only thing that matters is shareholder returns. Original post: Shameful and disgraceful company. They are good at ONE thing only: collecting rent. Nothing else. I urge you to stay away. (To the First Communities social media team: : don’t bother posting a disingenuous reply to my review in order to share your fake concern “oh please contact us” or some garbage like that. Because that is the problem…your company doesn’t answer phone calls or return emails. Your company is a big, black hole of nothingness. Look at your rating and reviews. They speak for themselves. I don’t think I’ve ever seen a Google rating of 2. Wow. That’s really embarrassing). But congratulations! You did it!!!"

"I moved in September 2023. Every time it rains hard, it rains in the unit. Water all over the kitchen floor and down the hallway. Items ruined and possible mold problems. I’m no longer interested in this unit. I’m waiting on a resolve."

"If you are considering Citizens Square for your loved one, then look elsewhere. The grounds are not maintained, and the buildings are damaged (see the attached pictures). For example, no new pine straw has been put out in several months. The pine straw is so old that it has turned gray. The shrubberies are either dead or dying, and the trees need to be pruned. Management does the bare minimum: mow the lawn. There are also pest control issues (i.e., ants inside and out). It takes weeks for maintenance issues to be resolved. They always have to come back to finish the job or to fix it again. The woman in the leasing office, Sylvia, is cold. She has no empathy for seniors who cannot afford the new lease agreement. Most seniors are on a fixed income and cannot afford such increases. The former management company was personable and cared about the residents and the community. You should consider another senior living community because the rent has increased by over $500. The new management company now has residents paying for water, sewage, trash, and pest control. Residents only had to pay for rent, electricity, and cable/internet before. Citizens Square doesn't have a gate, attached garages, or amenities like nearby senior living communities, so how can they increase the rent by so much? The community is not comparable to nearby 55+ communities like Hardy Springs and Phoenix in Dallas. There are so many vacant apartments because the rent is way too high. Edited (5-27-23): Management has not improved the grounds but has instead invested in leasing signs and balloons. There are still several empty condos. They would not have had to invest so much in marketing/advertising if they did not increase the rent and run off tenants. Now they are losing rent money due to empty condos and are spending money to put new tenants in them..."

"When we first moved in, management was amazing, friendly and really took care of the property and residents. Ever since First Communities took over it’s gone downhill. The grounds look awful, so many weeds, the pine straw should have been replaced or topped off months ago, the upkeep has really been reduced to the bare minimum. They sometimes don’t even blow when they are done mowing. The management rep in the clubhouse is always rude and unfriendly. They need to replace her with someone who cares or can atleast act like they care about helping the senior citizens and not talk to them like they are a child. First communities ran off 30-40% if not more of residents with the huge rent increase and utility changes. Now there are over 16 empty units just sitting there. They are having to spend so much money in advertising because they can’t get anyone to fill them. They are so desperate to fill the empty units, there is talk about letting 55 and under move in which is not what this community is for. Something needs to change."
