Park Place Apartments 2404 Tate Springs Road, Lynchburg, VA 24501

"Wanted to wait to leave this review in case things changed with the new property manager. They haven't. If you have any other options don't live here. The apartments are falling apart. We moved into a "renovated" unit that was basically just painted over old water damage. We've had issues with flooding, mold, roaches, and general things that could be repaired if anyone ever responded to work orders. Sometimes the work orders are left in the system, sometimes they are deleted and never addressed. If you go against my recommendation and decide to move in, document everything. Keep records when you submit work orders. I'm not looking forward to the move out experience later this year. I've called, used the portal to submit complaints, done everything short of showing up to the office because I think I'd just cry. Don't move here."

"It's rather amusing that there are multiple reports of them refusing to give back the refundable hold deposit for a place you apply for, because that's why I'm here. Their phone number also never goes to their offices, and they never call back, so they're absolutely playing games to swindle money out of people with that fee. It's now 2.5 months in and I'm getting a lawyer involved, as they have promised to return the deposit on phone calls (which is recorded by law through the provider) multiple times. Don't send me an email link like you did the others regarding this review, we both know it will get ignored like the rest. Give the deposit back or we'll see each other in court. Edit to reply to their reply: As I stated, I've put in several phone calls etc over the last 3 months. It's pretty easy to know who I am, my info, etc. If i'm truly indistinguishable from so many others that have been scammed there may be grounds for a class action."

"I waited for over 1 hour for a walk through I had scheduled, called twice, and still no one ever showed up or called me back. The property itself is run down and dirty. Parking lot was packed even for a Monday morning. When I called the second time to see what was going on I was told they would call me back to try to reschedule, however I live 6 hours away and even stated that I live out of state in my walk through request. It’s been an hour since I left and they’ve still not called back. Extremely unprofessional."

"One star is generous, honestly. The 3 years I lived there were filled w poor property management including but not limited to one of the managers stealing rent money, frequent acts of gun violence with no actions made by the property management to combat this issue, outdated appliances etc. if you have no where to go, and I mean all the local camp sites are full, still avoid this place. 3 times the rent is also the new requirement and honestly that’s just funny."

"So...here's my story. At the last minute last year, I was desperately looking for an apartment. I checked into Park Place, and decided to ignore the reviews about this place...mistake #1. They had rooms available and I was running out of options. So I go with Park Place. Because I needed to be on campus two weeks early, I asked if I could have an accommodation by moving in a few weeks early. They agreed and sent me the lease. I signed it without carefully checking the dates...mistake #2. They had placed my move in date 2 weeks later. I realize this only too late and figured they had just made a mistake. Nope. The manager denies ever saying anything of the sort and tells me to look into hotels....for two weeks (mind you, it's a week away from when I have to be down in Lynchburg). It took three more phone calls with the manager, a call to her boss, and the threat of a lawsuit to finally get them to bump up the move-in day by a week and a half. I wish that was the end of the story. The apartment was filthy when I got there...black mold in the shower, mildew in the grout, and peeling linoleum everywhere. The kitchen was falling apart. Potheads in the floor below us stunk up our apartment for nearly 6 months before management did anything, and two more months before they got evicted. The manager even stole my mail at one point. Here's another tricky thing to watch out for if you decide to risk it...the lease has a clause that says no oral agreements are binding. If you try to communicate through email (to get documentation), the manager won't email you back. Instead she'll call you. That way, she's not bound to do anything. When I was trying to leave and set up an inspection, the manager refused to communicate with me. I'm trying to leave, but she won't set up an appointment to leave. Also, they make you sign a document that says you'll continue to pay rent over summer if you leave...don't sign it. Literally it's an unenforceable contract. If you're not getting anything in return (aka a roof over your head), you don't have to pay rent. Oh, and just when I though I was done with them, they refused to give my deposit back. It took them six months, a dozen phone calls, and pulling the "I'm going to call a lawyer" card to get the deposit back. Don't stay here. I know it's one of the cheapest places around, but it's not worth it."
