"I leased a property from Gables & Gates from July '11 to July '12. When I contacted G & G about the property I was unable to reach the leasing agent, James Anderson. I called multiple times and left multiple messages with my contact information. Finally, Mr. Anderson contacted me and apologized for not contacting me sooner because he had "written my number down wrong." During the lease term I contacted Mr. Anderson multiple times about maintenance problems and did not receive communication back from Mr. Anderson. I was finally directed to a new property manager, Caroline Vaughan. Again I communicated numerous maintenance issues to Ms. Vaughan and the communication was variable at best. Almost two months after moving out of the property I had not received my security deposit back and tried in vain to contact Ms. Vaughan. After a week of trying to contact her she responded via email after I had called and complained about her lack of communication to the receptionist. My deposit had been lessened by a mandatory cleaning fee of $250, a maintenance fee of $250, and an $85 charge to repair something I had reported for repair in January '12. When I received the house it was filthy. Mr. Anderson stated he would "send someone over to give it a light cleaning." I had to clean the home and remove items from the previous owner. When I left the home it was clean. I highly doubt it was cleaned professionally due to the fact that Mr. Anderson could not manage to get someone over to clean the home when I moved in. Therefore, I believe G & G kept the $250 from my deposit for their own bank account. The maintenance fee of $250 appears to be the same situation as the cleaning fee. In addition, I had contacted Ms. Vaughan about items we had purchased for the property. I inquired if the owners would be willing to purchase those items from us at cost. She agreed via email. The refund of the purchase price for those items totaling over $100 was not refunded to me. I would not lease another home from G & G again because of their lack of communication and inability to perform maintenance on the property. Also, I consider charging mandatory fees regardless of what the lessee has or has not done inappropriate and ethically unsound. I would not recommend G & G to any of my family, friends, or colleagues."
