"I haven't had anything serious to complain about after 2 years of living in these apartments. Maintenance always responded in a timely manner to fix anything I was having trouble with. Only minor complaints are that I've had some issues with the valet trash services and the pool hasn't opened on time for the last two summers, but other than that living here has been great and the staff in the leasing office were always helpful and friendly."
"Overall quality is great. I haven't had any maintenance issues in 2.5 years. Only downside would be the price, but it's mostly in line with other apartments in the area."
"I was greeted by Leasing office employee named morgan whom instantly made me feel very comfortable and had an outgoing approach to assisting me. The groundskeeping is always top notch and the size of the units are very spacious and open as well as contain a luxurious feel to them. Leasing office is always the make or break to me and this office is professional and helpful. Makes living here even better not to mention all the amenities and amazing location! Highly recommend and make sure to ask for Morgan she can truly pin point all your wants and needs."
"This place is incredibly okay. It's expensive for what you get, but hey, what place isn't nowadays? When we moved in our apartment was gross, bugs in the carpet, carpet had not been cleaned, an entire laundry list of things not working, not cleaned, or in bad condition. It's like no one had looked at the apartment before they handed us the keys. Maintenance was awesome and fixed it quickly, but management insisted the carpets had been cleaned until we showed pictures from us cleaning the carpets. It says no bikes on the balconies because it ruins the curb appeal. Then they tell you to put them under the stairs. Then that bikes actually can't be under the stairs and you have to pay for a garage or storage closet to keep them in. My favorite thing that's happened so far is fire alarm testing that was supposed to occur in the morning, and actually happened at 3am. Then having to wait for the fire department to come and shut them off. Haven't used the grills they provided (because you can't have your own), because mice have made their home in them. There isn't enough parking around each building. So if you work late or go out for dinner, plan on walking across the complex since there will not be parking near your building. I imagine this is because no one wants to pay for the overpriced garages. This place is incredibly mediocre. But with how garbage apartment prices are right now, you have to settle for something. Many of these issues I imagine are likely due to the company that owns the property, and not the actual office staff. Edit: There are even less places to park now because there are surprise parking repairs that there was no email about until it was already happening."
"The fact that the property manager and a manager of an out-of-state property reviewed (they swapped reviews) this complex tells you so much about the lack of integrity you face as a resident here. If you see positive reviews around December 2021, take them with a grain of salt, as residents were given gift cards for positive reviews. Maintenance gets great reviews for every completed request because you are emailed and texted multiple times to give a review – every single time. That said, they complete tasks quickly. The “nitpicking” complaint is right on, yet the workers there don’t have to follow the rules. The emails sent to residents involve some kind of fine and threatening language. The “the lease says” comment here is also so true, albeit one-sided. They let a vendor into my apartment without the legally required 24-hour notice - a lease violation on top of illegal, yet no “fine” was paid to me. I was misled to about the renewal rate “market value” (trying to raise rent 12%) and available apartments on the first floors, which I needed for mobility issues. Another legal issue being addressed. You can hear every single noise your neighbor makes. Oh, and that lot across 33rd? That’s going to be another giant apartment complex, and the construction noise is intense, in addition to the road noise. The unfortunate part about all this is the location is ideal. The apartments are beautiful inside and out – if only they would clean the hallways. Also, half of the exterior doors are locked shut and have not been functioning correctly for 18 months. Spring is like a Hitchcock movie with hordes of birds in dryer vents and flying into open doorways. I’m sure running an apartment complex isn’t a fun job all the time, but there’s a way to treat people with respect that just isn’t present at Aventine. There’s just a lack of humanity in the people who work here. Sure, you’re greeted with kindness on the way in, but that fades quickly. Moving out, you’ll get harassed for entrance to your unit (or forced entry) and retaliated against if you complain – which I found ironic as I initially tried to find a compromise to stay! Every place has issues. I’m not one to make a big deal out of things, but I can’t stay silent when such egregious behavior is happening. There’s a reason this is the only complex with plenty of available units in the area. Am I bitter? No. In good faith, I attempted to address all my concerns and find a path forward with the management team after being a two year resident in good standing. I hope they do better in the future and I would suggest reaching out to the corporate office because at least you get a response there. Proceed with caution but enjoy the location."
