"One of the best places to live in Denver. Morgan was always super helpful and maintenance was always on time and hard working. I cannot recommend Ashford Belmar enough. The location is incredible with parks close by and downtown Belmar! Our apartment was large and cozy at the same time. I highly recommend moving here!"
"Overall: STAY AWAY / DO NOT RENT Pros: Location, interiors are pretty nice, maintenance is friendly Cons: EVERYTHING ELSE My roommates and I moved in April 2023. We were excited to move in since it’s in walking distance to Downtown Lakewood & Belmar Park. We’ve had work requests in the portal since early summer that have barely been responded to. Office communication is terrible. They never let you know anything ahead of time, but instead will post closings or important information on the door to get into the clubhouse. Thanks for letting us go all the way there to find out we can’t actually go in. The pool is often closed and when the outdoor one reopened in the summer they never let anyone know— we just saw it open since we live nearby. The gym always has multiple machines not working and the yoga room often smells or has leaks. Common areas are usually full of trash. Dog poo receptacles are often overflowing for days and out of bags. In poor weather, there is ice everywhere. Additionally, parking is challenging. None of this is that terrible, and we still enjoyed living here until mid-January. The apartment above us was empty and a pipe burst due to the weather. Did the apartment complex check to ensure it was kept at the proper temperature or that faucets were let to drip? Unlikely, as contractors were in and out for weeks prior. We had water pouring into our apartment for 4 straight hours. We called the office/emergency maintenance 5 times. They did not seem to think it was emergent. When at the end of the day our apartment was uninhabitable, we called the office to see if they would provide us alternate lodging (per CO reg & lease) and we were told “stay safe & dry.” We had to find & pay for a hotel ourselves. Then we had to use our renters insurance to find accommodations for the next month and a half. We went to the office the next day, and the assistant office manager asked us who told us to come in. We were trying to find out next steps and what the complex would be doing. Rudy said he couldn’t help & Stacy was not available, but we were on a list and would get a call from Evan later. They showed absolutely zero concern. We repeatedly asked for a timeline. Our insurance also never got a response on when the apartment would be ready. We still had not heard what the status was by the time we moved out on 3/8/24. We asked for prorated rent due to not being able to live at the apartment. No response was received until multiple asks & was not definitive. When we stopped by during the repairs, we saw the ceiling cut open and insulation out. Part of the insulation was black. When we contacted the property manager, Stacy emailed back saying it was dirt and the apartment had been dried out timely. They had fans and dehumidifiers in the apartment for two weeks when ServPro determined the drywall and floors still weren’t properly dried. They then tore up the floors and cut into the ceilings. We received more information from ServPro than the office. Water had come through our light fixtures, fire alarms and walls. The electric fixtures and fire alarms have not been replaced. We sent a letter of demand to break lease due to the Warrant of Habitability and prepared to move out in two-weeks (4 days more notice than law requires) since we gave notice to management. After we moved out Rudy sent us an invoice for early lease break and saying we owed over $6k. This included carpet cleaning and paint repair which was all damaged from the flood. Being displaced from what you considered home for over a month and a half is traumatic, stressful. The office staff didn’t show any empathy. If you move into 7257 W Kentucky beware of possible mold, leaks, and warped drywall/paint that occurred during flooding but was not addressed prior to our move out on 3/8/24. Unfortunately, it seems we will have to go to court to resolve this since they refuse to negotiate. Don’t rent here unless you want the hassle."
"I'd give -1,000,000 stars if I could. If you've stumbled upon a listing for this place and thought it was "cute" or a "good deal" like I did...DO NOT sign a lease here. This place has been absolute hell to deal with since we moved in 3 months ago and I would give anything to reverse the clock and RUN far away from here. You will go MONTHS without the management responding to your maintenance requests. Every amenity you pay for is always broken or closed. The "secured" mail room is an absolute free for all and your packages will be stolen. Your car WILL be towed, despite being on the premises AND paying for parking each month. I sent an email to the apartment asking how they plan to solve the parking issue as they seem to be handing out more passes than they have parking spots for. Their response? Silence and a surprise towing. If I can do any good with my life, it's to warn every single person that considers this place, to ABSOLUTELY NOT SIGN A LEASE HERE. You will regret it every day, just like I do."
"Avoid renting here. I’m regretting that I renewed my lease. It was priced low enough that I was willing to deal with some issues but now things are just getting worse and worse. Pros - location, some friendly office staff Cons - Heaven forbid you have a maintenance issue - it will usually take at least 2 months to get someone out, if they ever come out. Sometimes they’ll set a request as completed even when it hasn’t been. If they do show up, they’ll come in unannounced even if they were told to contact prior to entering. Emergency maintenance hangs up every time so you can’t make an emergency request. maybe this wouldn’t be as big of an issue if someone at the office answered the phone. Smoke detector not working since a couple months after move in - went and bought my own since it is still not remedied. Dumpsters surrounded by furniture for months. Trash has been piled outside of someone’s apartment months after they moved out Dog poop trash cans rarely emptied Pool and hot tub are often not working Steam room and sauna have never worked Gym is disgusting, hot, a lot of the machines not working Package room is a disaster. I get packages delivered elsewhere, otherwise they’ll just get stolen. Parking is a nightmare. You basically need to pay for a reserved spot. Have someone visiting or a second car? Good luck with that! There are broken down vehicles that haven’t been moved since I moved in back in February. No external lights our building whatsoever for over a month. We had to use flashlights to climb the steep steps because it was pitch black at night. Stairs are not cleared when it snows. Sidewalks barely maintained so there’s ice everywhere. Piles of de-icing salt on grass areas. Fire panel in building across the way has been beeping for months. It can be heard clearly from my living room on the third floor if the tv or music isn’t playing."
