"Willowbrook Cottages/ Townhomes is a rental property located Ft. Smith Arkansas. We have lived at this residence now for 4 months. The maintenance team/owner(s) have been responsive to our maintenance requests in a timely manner with the exception of installing a gutter system at the front entry of our door. After repeated online portal requests for this to be solved, we are still waiting for attentional the installation. A seemingly simple project for some reason is in a "stall" position. Therefore, each time we have a rainy day and no gutter system to avert the flow of water away from the porch at the front door, the waterfall prevents the use of what normally would be a main entrance to the building. Additionally, our building does not have a backdoor, which is very unusual and very uncommon. So, as it stands now, the only entrance we have is through the garage. as does our guests. I look around at the other homes in the Willowbrook subdivision and these building HAVE a GUTTER SYSTEM. There are additional issues with the building, but I will pick another time for sharing this information. One would think that the cost associated with this rental ($1410.00) monthly would be able to solve this minor cost issue and repair. But, as we all know, once management has your money their job is to bank it at the expense of its tenant's, inevitably, producing a higher bankroll. Right? I challenge the Owner(s) to act responsibly and fulfill their obligation as stated in their very well worded contractual agreement. Can you imagine the owner not having a gutter system at their home? Highly doubtful to say the least. With this said, you be the judge of whether or not you would be satisfied with the handling of this problem. The owner's son and Drake apparently have been placed in the position of handling tenants' maintenance requests. Both are very nice young men and I have no quarrels with either. So, I could be wrong (but I doubt it), this is an Owner decision not to send maintenance to a Home Depot type business to purchase the items and install them? Seriously, how difficult could this possibly be?? Our air conditioning stopped delivering cool air during the summer. I used the maintenance request portal to report the problem. The owner (Big Mark) stopped by within 5 minutes of the notice. I met him outside the unit and proceeded to tell him that based on the readings from my heatgun the air was coming out at 71 degrees. After contacting a professional heat and air professional that had done work for me before and asking his opinion he said it sounded like a condenser problem. I told BIg Mark this and his reaction was slamming his had on the unit telling me “It isn’t the condenser you IDIOT! Shocked by this demeaning statement I turned away went and as I was leaving his presence he told me that my maintenance requests were excessive and I needed to get the hell out of his rental. I stood dumbfounded from his remark. Then he walked toward me and threw his arms out and chest bumped me 3 times. I immediately went to the online portal and filled out a notice to vacate on the 29th. The incident happened on the 17th. Big Mark must have missed that vacate notice because he went to the courthouse and filed an eviction. This is what he wrote as the cause… He (me) threatened to hit me and f••• me up ! At the hearing the judge started asking me about the electric bill trying to skirt what BIg Mark wrote as the real cause which I mentioned earlier. I told the judge that what I was looking at in BM’’ s eviction cause was “He said (me) that I was going to hit him and f••• him up. That’s what he wrote as the cause of eviction. The judge backed off from the electric questioning at that point. I’m certain that Big Mark has been to the courthouse many times and knew the Judge fairly well. Finally I told the judge that I was curious why after I put in a notice to vacate that BIg Mark even filed the eviction? After all, he told me to get the f’••• off his property and I immediately sent the notice ri vacate. Avoid this idiot landlord !"
"Renters beware! Do not rent Willowbook Duplexes. Rented from July 19th of 2020 thru August 2021st. Duplex was not clean had holes in the walls, doors and garage. Refrigerator was damaged. We took pictures (thank goodness) and sent it to management. They never fixed anything. We moved out in August of 2021. Never late on rent always on time. Refused to do a walk through before we left. They sent us a bill for $4800 for painting, refrigerator, stove and other items in April of 2022. We are disputing the charges. Dianna the manager of the Duplex had told us every thing looked great and thanked us for renting. Now this UGH!!! Not going to pay for renovations that you are responsible for."
"I've lived here the last year and a half, and have wonderful things to say about Willowbrook. I haven't had any issues with appliances / utilities breaking (besides minor issues that were resolved quickly) and everything looks so nice inside The point of contact for Fort Smith Willowbrook duplexes has always been delightful to speak with and patiently answered all of my questions, from application to lease signing to living here. It is a quiet area, and often times I don't see neighbors (I see the quiet living area as a good thing). I have had minor issues with my dish washer and garbage disposal, and each time the maintenance was completed in a timely manner, as well as the workers were super helpful and kind as they did it."
"Nice area to live. Good schools- cook elementary is amazing! Well maintained duplexes with better quality build than most, you'll see in fort Smith and surrounding areas. However, if you are looking for a place to live with extra amenities, they do not have any extras. They do allow pets(which is great) and there is plenty of walking area. But, no play area for kids separate from where people walk their pets (most people do not clean up after their dogs, yuck) and there isn't any community type facilities. If you are looking for a nice place to live, that's quiet, clean, and with higher end appliances, and building materials used, this is a good place."
