The Reserve at Chaffee Crossing

"I have lived at The Reserve since September 2023. From the moment I completed my application and was approved, I have had nothing but positive experiences. The management staff is always helpful and available when I have questions. I’ve had the need for a few maintenance requests and submitting them online was easy and efficient. The maintenance staff is skilled and friendly. They respond quickly and are willing to explain the reason for the problem and what might have caused it. I appreciate this very much. My apartment is a one-bedroom. It’s roomy and comfortable. In addition to the usual appliances, I have an in-unit washer and dryer as well as a dishwasher - items that were not assured where I moved from and are hugely appreciated in my life now. There is a fitness center, pool, and dog run. The grounds are well maintained and it’s quiet. All in all I could not be happier, and I hope to live here for many years to come."

"Absolutely terrible place to live & crooked. New ownership has done nothing but raise rent since taking over to where you’re paying almost $1,000 for a one bedroom apartment the size of a broom closet. Oh & they’ve now started charging residents a monthly water charge varying by apartment size. The apartments are terribly & cheaply built. Paint will literally come off the wall with the slightest touch. Appliances are all outdated & constantly breaking. Paid a $300 deposit when first moving in, get told that $150 of that is kept for a “cleaning charge” & then when time comes to get the rest of the deposit back, I receive a check in the mail for $20 & an invoice saying an additional $130 was kept for “additional cleaning”. My apartment was in good shape when I left so short of general sanitizing & vacuuming, no idea what would have amounted to $130. These apartments were built cheap in order to maximize profit & this establishment jumps at the opportunity to get more money out of tenants & takes a “get over it” approach. Stay away & find somewhere else to rent. Hopefully the majority of the newer additions nearby will take most of if not all of their business."

"Canyon View did wonders with this property, well done, well managed. The Reserve is beautiful, hands down best property in Fort Smith area with no competition to come close as far as unique custom floorplans, garages, storage unit options and unbeatable amenities. Wouldn’t live anywhere else."

"We were in need of a temporary home, while making a move, and are very happy we found The Reserve at Chaffee Crossing. Christopher was very helpful as we tried to decide what unit size would work best for us. We chose a 2 bedroom apartment in the back of the complex. It was a very quiet area with plenty of parking. The apartment was nice with all the amenities we needed and was an accurate representation of the model. Maintenance crew responded quickly, whenever needed. Great experience overall."
