"We won't be renewing our lease. Mainly because our place is too small with insufficient storage and closet space. When we first rented this place in, 2021 we had good neighbors. They have since moved out, and the quality of the new tenants that have moved in their place has gone downhill. There is too much noise from the new neighbors. There is a family of five in a 1-bedroom apartment directly above ours, and they make a lot of racket. There is a bad cockroach infestation. German Cockroaches are impossible to eradicate. I have tried Boric Acid, and every commercial spray and trap and nothing stops them. The one good thing that I can compliment is Frank, the maintenance man. He is usually prompt in repairs and maintenance."

"I rented a 600 square foot one bedroom apartment for $1200 a month for just shy of a year. During that time I had a horrible roach infestation that no amount of pest control could manage. Not only did I have the apartment's pest control guy spray my apartment, but I also paid good money on pest control services from outside vendors in addition to glue traps and gels and as-needed-Raid spray. Roaches would get into anything that wasn't vacuum sealed. It was a nightmare. Maintenance didn't get done in a timely manner, for instance a garbage disposal could be out of service and collecting nasty water for several weeks and a maintenance request in the app would not be addressed for weeks at a time. As for management, they were not the most friendly management team. I'd go so far as to call them generally rude and crabby. And to top off my experience with this apartment complex and PEM management, I had a "credit" on my account after overpaying for cleaning and early move-out costs. I never saw it, even after reaching out in email and they did not return my calls."

"Hello I would like to commend the Maintenance Supervisor here at Gilbert Square Apartments. The Grounds are ALWAYS CLEAN AND NEAT. It was the first thing that caught my eye. He is very nice and friendly. The Ladies in the Front Office are wonderful. Friendly and helpful. Keep doing an AWESOME JOB. Thanks"

"Currently looking for new apartments as I write this...When I needed a place to move 2 years ago quick and cheap, this place worked out just fine. As stated tho this place is cheap, old, & outdated with very little amenities for the new price of 1,450!! Daily & nightly cocaroaches savage cocaroaches just come out during the day and crawl over my foot while doing work from home! YUK! the "roach guy" comes once a week sprays the baseboards and leaves these sticky things that capture roaches and you get to watch them die...YUK! My ac is so loud I have to turn my TV to 30 just to hear my shows. The maintenance man (who's cool) but not super handy said that's a "big fix" and it's not gonna get fixed as long as the air blows cold. My bedroom door does not close properly and has never locked. The dishwasher smells of mold sometimes. Also the bare wood cabinets with that beige foam to plug up the roach holes is very not attractive so I bought some sticky cabinet stuff to try and cover the bare wood... I can go on and on about how the pool has a huge lock on it and closes at 5 pm even during the hot summer and on weekends, so if you work past 4 you cannot enjoy the 1 amenity they do offer ...my opinion is just do t waste the $$ to live here, it's certainly not worth the money they charge to not even have covered parking. There are definitely more options out there."

"I really like my apartment . It's spacious, and perfect for my family. Before I moved in here I didn't have the best experience with the apartment complex . A few terrible incidents has happened with neighbors involving the cops. Most of the time it's extremely quiet. My A/C unit had completely went out for two weeks . The new maintenance man did his best and got it fixed as fast as he could . Let me remind you that it was his first week on the job . The new manager is very rude and she has a bad attitude. I can't complain...everything I needed to be taken care of they have been on it ."
