"This place has terrible management, I don’t recommend moving here. The day of move in the complex wasn’t ready until the end of the day. I never got a check in form to be able to review the apartment for any damages, so I had to take a video to ensure that it was documented and when I requested for the document to be able to make notes they refused to give it stating I had already moved in. There is a big cockroach problem here. Maintenance takes forever to fix anything, having had to wait months to get my washer/dryer fixed. They management will never get back to you after you try to get ahold of them, they have no follow up what so ever. They as well with out notice tried to increase my rent by double the original amount. They spend too much time on trying to get community engagement with the food trucks/ other activities rather than fixing any of the problems. The equipment in the gym is rickety and I never use it for fear of it falling over (it almost has several times talking with other residents). See the police called too often on noise complaints. In a time when rent is falling all around them they are trying to increase it, look elsewhere you’ll get better deals and less problems."
"I rarely take the time to write reviews but I felt that it was necessary. Since moving in last April I have regretted it every day. I am disgusted by the lack of care the management has for the property. On the day of my move-in, I put in several maintenance orders that were never addressed for almost 5 months until we threatened the report our housing conditions to the state. The property is INFESTED with rodents and pests. I have had a continuous battle with getting pest control in, often when I request a maintenance order they will sign it as complete but never actually come in. They have come in multiple times for “extermination” but nothing results from it. I have let maintenance know that I have an allergy to pests and they are in violation of A.R.S 33-1324, as they countlessly fail to maintain a clean and healthy environment. I would attach photos for examples but just looking at the reviews there is enough proof. Often they blame their pest issue on the season, location, or the neighbor next door. Never once have they taken accountability for the issue. My roommate and I have even expressed that due to the health hazard of the unit, we would like to transfer units but of course, we were met with more hurdles than helpful solutions. Additionally, since looking into moving I have made multiple efforts to have the front office complete a rental verification, speaking to both Melisa and Cynthia multiple times; who reassured me that it would be completed. As you can guess, it has not. I have to chase and plead for the front desk to do their job.. My skin crawls just living in this condition. I am thrilled to never have to live here again once my lease is up this April."
"The office people are just like non existent after they move you in, was moved in to an “updated unit” it was absolutely filthy when we moved in. The stench from the filthy carpets won’t come out no matter how many time I’ve shampooed it myself. The dishwasher didn’t work and had still sitting water for two weeks after we moved in and with the mass amount of pest the prices are just insane. We have an insane amount of pigeons that leave waste everywhere!! I have to get my car washed constantly, there’s mouse traps everywhere, and a really bad roach infestation, then to top it all off only cox is available for wifi and internet so plan on adding 200$ to your rent through that. Hot tub at the main pool just doesn’t work. Theres a reason they make you sign a 15 month lease they know you’d leave asap without it."
"UPDATE: Six months in and utility costs are still insultingly high with no explanations. Avana, pro tip, if you want to cut some costs, maybe ditch the middleman between you and SRP to lower the rates. You’re welcome :) We have also found several baby cockroaches. As you know, baby cockroaches are a sign of an infestation which means this landlord isn’t keeping the premises fit, safe, habitable, and clean. They’ve twice closed two maintenance requests about this issue in September and October with no resolution. If you want them to “fix” it, their pest control service only comes on Thursday between 9 and 5 and requires you to take time out of your busy day to pack up all your stuff from the infested areas before they come, charging you $100 if you fail. All because management is too incompetent to properly maintain a safe and clean building. Avana, another free pro tip, maybe clean the holes in the walls instead of telling her that “it’s just the season” and closing the two previous maintenance requests that raised this issue. This place deserves negative stars on every review platform. Absolute disaster of an apartment. Live in your car. It’s better than Avana Tempe. 99% sure they’re going to keep her security deposit for the repairs because they’re so poor. But we’ll find out together in 6 more months! _________________________________ So my girlfriend moved here and from what I can see, this place is comically bad. A pity you can’t rate things zero stars. - The room wasn’t cleaned at all upon move in; the carpet literally had bugs that bit her in it and smelled like urine. They tried to tell her that this was normal and that it definitely had been cleaned. This was day one of the lease so you know we’re in for a ride. - Some maintenance requests from move in still aren’t completed 3 months on. They keep closing them as completed though. I think they’re hoping you forget about the request. Unclear how well that’s working out for them. - The AC kept going out in July, the hottest AZ month on record, for days at a time. Apparently it affected half the buildings here. The good news is, when it goes out again, they have to repair it in 5 days or you can use it as an excuse to leave. - One of the pools, a listed amenity that your rent technically pays for, is pretty much always closed. - They let the trash overflow in the dumpsters, all of them, for weeks. Somehow. I’m not even sure how this happens. - On top of all the issues, they literally tripled the utility cost here with no warning. Did they triple the utility cost to offset the cost of repairing the AC or the cost of finally cleaning the trash? Who knows! - There’s been still water sitting near one of the buildings for weeks gathering dead birds and bugs and mold that only recently got cleaned. But honestly, I can’t tell if it was management that got it cleaned or the sun finally just evaporated it. I’m sure I’m missing things but all that and she’s 3 months into the lease. I can’t wait to see how this’ll get worse in the next nine months. Look if you’re thinking of moving here, literally move anywhere else instead and you’ll have a better time. There’s a nonzero chance you’ll have a better time sleeping in your car and showering at a gym since then the AC will work, the trash will get picked up on time, you’ll pay way less per month, and utility costs won’t randomly spike 300%."
"My experience at Avana Tempe was nothing short of disappointing and frustrating. From the moment I signed the lease, my problems began. One of the most significant issues was the persistent cockroach infestation that plagued my entire time there. It was disheartening to discover that this problem was not only pre-existing but also never properly addressed. Despite numerous complaints, the cockroaches remained constant companions throughout my lease. Adding to my frustration was the lack of responsiveness from the maintenance team. I submitted requests for various issues, including a bathtub that desperately needed resurfacing, but they were met with radio silence. It was incredibly frustrating to feel ignored and neglected as a resident. Living at Avana Tempe was an experience I couldn't wait to put behind me. It's disheartening to pay rent for a place where you don't feel comfortable or respected as a tenant. I was relieved to finally leave that complex and find a more suitable living situation. In summary, my time at Avana Tempe was marred by persistent pests, unresponsive maintenance, and an overall lackluster living experience. I would strongly advise prospective tenants to think twice before considering this complex as their new home."
