Walnut Ridge Apartments

"I applied for a one bedroom apartment in June of this year and moved in July 10th. The process took longer than expected but is worth the wait. Jessica, the property manager was great during this process. She walked me through everything. The apartment is remodel and cozy. The building I'm in is very quiet and the community appears to be peaceful. I would recommend this community to anyone that's looking for peace and quiet. My only concern is theres no light in the community once it gets dark. Thank you Jessica for all your help."

"I’ve lived here for about two years. Overall I’d say it’s ok. It’s safe. It’s cheap and the apartments inside are cozy. The two bedrooms are a little small and a contributed for why I’m moving. It’s relatively close to everything it’s in a great school district. Orion Property Group sketches me out a bit. I did sign a lease originally under a different property management. And the lease I signed with Orion along with their reviews worry me a little bit for when I move at the end of the month. The last property manager I talked to Danielle she’s really nice and responsive. More so the the other managers that have been here with Orion."

"Do not move here. The management changes every couple months. The trash looks like a ghetto. They refuse to repair anything. I have been calling since yesterday.. about flooding and they refuse to call back.. I have three things wrong with my apartment. And I have been trying to get them fixed since June"

"My son and a room-mate are going to college at Park University and are currently renting from Walnut Ridge. Not long after moving in, the unit we are renting which is partially below ground level, flooded. When brought to Walnut Ridge Management's attention, they dispatched a maintenance team and assured us they would "fix" the problem. A few months later, the unit flooded again. It was at this time that renters from other units told us that previous tenants in our unit had moved out because of the flooding. So Walnut Ridge Management rented us a unit knowing full well it had this problem. Once again, we brought the flooding to Walnut Ridge Management attention and communicated what we knew regarding previous tenants. Of course they denied any knowledge and it was just a coincidence that we were told other renters had vacated for the same issue we were also having. "Maintenance fixed the problem", which I knew was not likely as it is an engineering flaw and would not be fixed absent major construction. Again, their unit flooded. At this time, my boys are in a two bedroom unit with one bedroom unusable as it continues to flood and smell like mold. One of the boys had had to move into the living room. Again, a call to Walnut Ridge to report the flooding but this time, after communicating the recurring flooding problem, I am put on hold and told I would receive a call back. No call back. A subsequent call to be told again, "I would be called soon". No call. Do not rent from Walnut Ridge. They only care about filling their units and do not care about the safety and well being of their renters."

"Terrible. They changed ownership several times. Look how steep the driveway is. They never shovel, so you will crash your car. This happened to me know and it happened last year too. Super dangerous. Now several aggressive pitbulls moved in. This place is dangerous. STAY AWAY."
