Stadium Park

"There is literally a camp in the back of the property where transient people live. The property manager is aware of them breaking into people's car's regularly (weekly) and selling drugs out of this camp. The property manager has been aware of this problem for at least 4 years now (my time at the property) and as of march 2024, have decided to spend money on the following items INSTEAD of installing security cameras to protect our vehicles: dog park (cool but not as important as security of our vehicles), tree removal (not even solving a problem, just getting rid of random trees for no reason), they've put in mulch and random plants for looks (yes, looks nice but this was a multiple thousand dollar job that doesn't solve any existing problems and could've easily been a camera installation instead) and I'm sure I'm missing many other wastes of money along the way, but this last waste of money deserves its own paragraph. Thousands were wasted on a speed bump installation in march 2024. This property already had speed bumps located through the entire property. New speed bumps have been added for no reason and they are so excessively large that if you drive a lowered vehicle, you WILL lay frame on these bumps. Company has also lost a lawsuit due to not giving enough information about the charging/allocation of utilities charges."

"Horrible place to live. Both my key and my roomates key did not work. Chantelle gaslit us after we tried explaining these were not keys to our apartment. Staff got drunk on the job regularly. Multiple things were broken in the apartment and we were told it’ll be 3+ months to get fixed because they had to prioritize other new move ins. Whole apartment smelled like cat urine because of my roommates room from the previous owner. Apparently they “replaced” the carpets but I doubt it. They had to put wood flooring in. When I first moved in I was told by CHANTELLE that I did not need to pay my parking pass because I do not have a car. When I moved out (early) I had to pay an extra $100?? And if you enjoy homeless people rummaging through the trashes and leaving a mess everywhere then this is the place for you! I can go on and on about my horrible experience here."

"I am writing to express my profound dissatisfaction with the conditions of my student housing and the subsequent handling of my lease termination by your management team. Upon my enrollment at the University of Oregon, I sought residence at your facility due to its purported commitment to matching students with compatible roommates, particularly in regard to cleanliness, which is of paramount importance to me. Regrettably, upon my arrival, I was appalled to find the living quarters in a state of utter filth, a condition which falls egregiously short of the standards one would expect from an institution of your repute. The disarray was not only unwelcoming but also completely at odds with the pre-arranged criteria I had specified for my living environment. Compounding this issue, when I reported this unacceptable situation, your solution was for me to terminate my lease for a fee amounting to 1.5 times the regular rent. This resolution was not only financially punitive but also seemed to disregard the initial failure on your part to provide the basic hygienic standards promised. To add insult to injury, I was incredulously charged a cleaning fee upon my departure. This action is not only unfounded but it also strikes me as an attempt to shirk responsibility for the initial condition of the premises. It is illogical and wholly unfair to penalize me for conditions that were present before my occupancy, and which I reported as unacceptable. Such practices and attitudes signal a disconcerting lack of concern for the welfare and rights of residents under your management. I would have expected a more responsible and fair approach to addressing such concerns, reflective of the values and standards one would associate with your establishment. I strongly urge you to reconsider the policies and procedures that have led to this situation. Furthermore, I request that the cleaning fee be rescinded, as it is not only unjust but also highlights a grave oversight on your part in maintaining the property. Please consider this as both a formal complaint and a call for action. Future residents should not have to endure such negligence and disregard for basic standards of living. It is imperative that you address these issues with the seriousness they warrant and ensure that no other student faces a similar predicament."

"It would be nice to have drawers in the fridge. I live with 3 tenants and its hard separating food with no drawers in the fridge. Also the "apartment furniture" has been heavily used. The living room couch and chairs have seen better days. It's a good place to stay if your a new student/moving out of your parents house for the first time. They are open about pets so thats a plus. I've done my best to call my little nook here home yet in the end if your over 30 here, renting a room in a house with a backyard maybe a better option as this apartment complex is driving around U of O student culture, which can be a downer sometimes if your not even going to college. Other then whats been said, the staff are nice and understanding if your having financial problems paying rent and do their best to make sure tents needs are met. But yeah definitely a place for the younger demographic 19-30 years of age. Thanks for what you guys do to make this place home!!"

"Don't even think about it, even one star is too much. I lived at stadium park for 4 years through sheer circumstances and it has been a profoundly horrible experience. Don't even read the rest of this review if you're considering this place just run away now. My car was broken into twice and neither time did Stadium Park take accountability for their "night patrol". Bike got jacked on the racks in the common area. If there's a game at Autzen they'll block off parking for residents so they can sell parking for game goers. During the school year there's 3 or 4 parties going on at once. Appliances were cheaply manufactured and broke no matter how many times maintenance came by. Who your roommates are can be complete luck of the draw but in my case it was always a bunch of broke weirdos. Hope you like seeing unhoused people rummaging for Cans and bottles in the dumpsters bc they come by like clockwork. I was just going to let it go and move on until they started charging bogus move-out fees. The water was shut off when I tried to clean the apartment upon move out, a concern they have ignored in favor of pressing the money issue. I was charged for what at least 9 or 10 other people had done to the place over the 4 years. 0 stars, if you have any modicum of sanity you'd like to hang onto, leasing with this place is the worst thing you can do."
