"In a word, Raintree Village is unique. I think RTV was built in 1984. To the south of RTV, it's semi-industrial and office buildings. To the east (about a block) is Mariner Park and Ride next to I-5. Safeway is half of a block to the northeast. The studios are unique and cost little to heat--especially if a studio is on the second floor in a building that has three floors. They took out the brick fireplaces in the one-bedroom units, as of September 15th, 2022, and put in an electric mantel fireplace with a remote control. A big improvement from the drafty and inefficient red brick fireplace. My one-bedroom, on the third floor, is $1,280 a month. Covered parking is $25 a month. Water and sewer are $65 for a studio and $75 for a one-bedroom. It only has studios and one-bedrooms, which makes it not kid-friendly. RTV is a smoke-free property so not smoker-friendly. RTV is owned by the Housing Authority of Snohomish County (HASCO). A for-profit property management company, Allied Residential, manages the property for HASCO. All apartments have outdoor entrances. Key for me. It is a small complex. I think about 112 units. Plenty of parking for all residents and guests covered or not. A little crowded by the A, B, and E buildings, but still plenty of parking. Some units back up to roads that can be noisy, but usually a relatively quiet complex--especially neighbor-wise. Grounds are maintained well. Management responds quickly to fixing things or in a reasonable amount of time--that has been my experience. I don't know why, but the power rarely goes out. During some very strong wind storms, it didn't go out. The biggest con, for me, is no washer and dryer in the unit. The second con is: low water pressure. The shower spray so weak it takes several minutes to rinse hair and that is with a high-pressure shower head installed. Third con: Out-of-date or dated-looking kitchen, countertops, flooring, and appliances in the kitchen. Bedroom doors look dated and so do door jams. No molding around the walls where the carpet is so looks unfished. My apartment has carpet and not vinyl floor planking and they won't put in for me despite putting it in after some tenants moved out. Fourth con: The one-bedroom bathroom vanity has little counter space, especially for two people."
"New review since it has been 5 years. Raintree village apartment. Changed owner 2 or 3 times now and the quality of renters is down. Dog feces where none should be. Rain gutters hanging sadly birds living in the upper floors. Sadly nothing probably will be done but it is inexpensive ish but apartments are 1 bedroom small and studios very small. No laundry in unit and only a handful of handicap spaces near rental office none up top. Homeless are trying to over run the area I’m sure they are doing the best the law permits to keep them at bay."
"I recently moved in taking over my friends lease. He loved living here and never really had any issues until the new “property manger” came along. Everything with the account was fine then all the sudden they were saying he owes back rent from months ago but they never told him and they could find anything. Dana.. who’s the horrible new person kept giving us papers with what was owed and each time it was a different price. They seem to be incredibly unorganized and she ALWAYS has attitude when we have to talk to her. She also keeps harassing me. I was emailed to do a survey about the service which I would have assumed would be anonymous but it wasn’t and she emailed me about it acting like she hadn’t done anything wrong. I am SHOCKED that she some how was hired as a property manger. I then asked for her mangers contact information and she refuses to give it to me each time. Please find someone who can run your property better. My apartment is nice and updated and I have no issues other than whoever lives above me is constantly stomping around even at 3 AM. But aside from the issues with Dana I have no complaints. The neighbors are so kind and maintenance does great keeping the grounds beautiful. Edit to add: the person I took over for had zero notification about the rent that was due. Dana even said it was some issue on their side and it didn’t push through that it was due until the lease swap. I tried being nice and being patient. I then asked for her mangers information. Well Valerie emailed me basically saying my concerns were not valid. When you put quotations around something that means you basically don’t believe what is being told to you. It’s ridiculous."
"I had the displeasure of coming into this office several times to help my partner with his lease takeover, and every single time Dana had an attitude problem. They state that they give notices when you are behind on rent but literally no notice was provided for MONTHS and then all the sudden we owed $1,400 and they really couldn’t offer up any real evidence other then their word that it was owed? And the amount kept changing with every notice they gave and they gave 2-3 notices a week. Very disorganized, the manager above Dana, Valerie is very rude and unreceptive to what’s happening beneath her nose and when we tried to get her to intervene she was just as unprofessional and rude as Dana was. Renter beware, the management team sucks and needs to be replaced ASAP! 0/5 stars."
"Just know that RainTree Village will keep your security deposit as a way for them to pay for having your carpets professionally cleaned. I lived here for eight years. The original owners and management company provided a complimentary professional carpet cleaning upon renewal of your lease. Then when the ownership changed they did away with that. I left my unit perfectly spotless and anticipated getting my deposit back. That was not the case. They even billed me for not replacing the drip pans for the burners on my stove. I actually did try to replace them and got new ones from Home Depot. But the ones I purchased didn't fit. They also tried to bill me for not replacing an outdated fluorescent fixture but I new after talking to the maintenance man (who I personally ran into) that they were changing out the old ballast system to LED. After doing a lot of legwork and finding out how much the professional carpet cleaning cost I was informed that I was charged approximately an additional $18-20 for a quick water spraying of the deck area right off my living room. They called it a power washing. THAT is not stipulated in the lease and basically Raintree tried to make me pay for something I did not agree to when I renewed my lease with the new owner/management company. Lastly, I just wanted to point out that after the new owners took over, they ripped out the majority of all these huge beautiful trees and well established bushes throughout the premises and relandscaped so many areas with brick retaining walls and lots of ornamental stone and rock. This is a huge property and I wouldn't be surprised if doing all that, along with painting the the exterior of the apartments all these different clownish colors cost well over six figures. Ripping out those established trees and bushes was completely unnecessary and was just cosmetic. But god forbid, they might go broke if they don't require the tenants to surrender their security deposit for a carpet cleaning or be charged for light fixtures they plan to change out anyway l'est they go broke! Guess they have to find ways to make the tenants pay for all those beautiful yet completely unnecessary cosmetic changes. By the way, you can either pay to have the carpets professionally cleaned. But it's still going to be money out of your pocket that they expect the exiting tenant to spend in order to get the apartment ready for the next renter. Good riddance."
