"Rent at your own risk! If you notice all reviews are for the maintenance team! There are no good reviews about the crooked management. I don't do reviews but this place is ridiculous! They didn't show me the unit i rented but instead showed me other empty units similar to it. Didn’t realize they have a high turnover in tenants! when i moved in the garbage disposal was broken, drains were clogged, washer and dryer didn't work, AC didn't work and when they fixed it, AC only worked in living area, air never reached the back rooms no matter how many times I asked to be fixed. Kitchen drawers were useless because the stove was too wide/long so you couldn't even open the drawers let alone use the oven because you had to open the fridge drawer in order to open the oven door! The dishwasher reeked of mold/mildew and didnt work but it never got fixed when I requested even though i never had a use for it. The bathroom pipes smelled and you could smell the sewer because the pipes are old. Had to constantly have candles burning or febreeze plug ins in the bathroom to cover the old pipes/sewer water smell.. The whole apartment had about 8 outlets. They painted over the cabinets with brown paint and cleaned the carpet to make it seem/give that fresh and “new” apartment vibe. They charge you $25 a month for one parking permit yet they barely have parking for tenants as there is no street parking unless you park your car in the residential areas/down the hill and walk a mile to your unit. You get a garage but they are so narrow that trying to park a suv/mid size car is not even possible without hitting your doors when getting out. So you can also forget about visitor parking because there is none. They barely have handicap parking so you’re screwed. Parking stalls are very narrow so expect to have scrapes and scratches on your car door from other people's door hitting it when they squeeze out their cars because they park too close. Expect to be harassed and have crazy notes left on your door, windshield or banister by “Karens” about “parking in their spots”. Leasing office team will charge you bogus fees when you move out in the middle of a month because they want the full months rent not the prorated rent for when you give a 60 day notice after you decide not to renew your lease. If you opt out of renewing your lease and want to go month to month, expect your rent to increase by at least $300. Rent went from $3200 if I renewed lease to $3600 if i opted to go month to month! If you move out on the 15th instead of the 30th, their gonna charge you for that “missing” rent and say that its for “additional” cleaning. Your monthly rent doesn't include the parking fee, trash fee, sewer, a utility fee, the monthly administrative fee etc. you pay to them which they could never explain! I gave a notice in early June and moved out second week in August. Their own maintenance staff told me verbatim twice that regardless if the tenant cleans they will still charged a cleaning/painting fee because they need to “sanitize” the unit for the next person to move in due to covid rules. Received my move out statement from them via certified mail at the end of August with itemized charges for cleaning/painting and carpet replacement yet i don't own a pet but they charged me for full carpet replacement and noted why my deposit was taken… i paid the balance owed per the final statement mailed to me… late sept/early Oct started receiving emails about past due payments for “rent” aka “additional cleaning fees” like how is this even legal!! For the price they charge for rent, you’d think they’d be more professional to their tenants and not try to get over on them by charging ridiculous and made up charges months after the fact because they just want money! Maintenance team are nice, friendly and responsive … but thats about it! There’s definitely better places that this crooked complex!"
"The Units are well kept and the surroundings are well maintained. Maintenance are actively monitoring trouble tickets and routine inspections. One person in particular- Andrew, our friendly maintenance personnel is always helpful with assisting to our concerns and questions pertaining to our unit. He is a great asset to the Montanosa Team!"

"Overall a good place to live. Montanosa is in a beautiful location walking distance from Mission Trails Regional Park and several nearby canyon trails. I took the attached photo after walking about 10 minutes from my door. It's also a relatively short commute into downtown, under 20 minutes without traffic. Over the last year, the landscaping, gyms, amenities, maintenance, staff interaction, and relations with neighbors have been decent and adequate. I have to dock one star because of some issues with the mailboxes, gym TVs, and rent practices from the corporate landlord company. However, they were eventually responsive and fair after I raised my issues in a prior review."
