"I moved in here in July, 2023 and so far was good overall. I never have high expectations renting so as with any place there have been some problems. 1. There is painting that started the day I moved in and will last for about 16 months. I knew that going in and I was able to get a 3rd floor place close to the pool for a bit cheaper. Good spot overall. Very quiet besides the painters at times in the morning around 7ish and mid afternoon at 2pm for like 15 min as they get there stuff. I work from home so I can still work and it’s quiet. When they did paint our building it was inconvenient but expected. 2. When I did move in the place needed maintenance. They had to replace the whole air conditioner. A guy was here for a day. I had them also fix my dishwasher. Other than that it’s standard maintenance. A place this big requires so many things and at times people to enter for small maintenance. Like fire alarm checks etc. very common. Outside they do maintenance on a schedule for many things like tree cutting etc you always get a paper on your door about something. 3. One annoying thing happened was some guy lit his garage on fire and woke us up all at night. A small fire but We had to evacuate. I guess it’s good fire alarm checks are done by the book. (No one from the leasing team’s vault and I dought that will happen again. 4. The leasing people are fine I try not to know them because I personally have no interest in doing so so it works out. You can do maintenance request on your phone to avoid contact. 5. Overall the value you get for living in orchard hills, a very clean apartment and outside pool and gym is worth it. Do note you need to pay for the club house by the hour. Plus the shopping center next door is nice. The truth is why pay 2-3 mill for the homes behind us when you can rent it cheaper. I gave it a 4 star because there were some challenges. I’ll update my post on my lease renewal because my next thought was what is the rate increase on a lease renewal. The Irvine company is corporate controlled so I would expect no negotiations will exist due to set pricing from the corporate office."

"We lived here one year and will miss Orchard Hills so much. Truly such a clean community, quiet, well maintained. My kids made several friends, and loved the pools. The maintenance men are so kind, always quick assistance. The office staff is excellent, the two men Spencer and Jason always helpful, the manager Nicole moved us in and has been friendly and happy to see us ever since. Fantastic place to live. We hope to return someday!"

"I had a disappointing experience living at Orchid Hills Apartments for three years. The property maintenance was subpar, with a broken fridge, leaking sinks, and a dysfunctional washer dryer that required multiple calls for replacement. The front desk, particularly Nicole and Jaysen White, displayed rudeness and lacked empathy. The property itself was poorly maintained, with dirty sidewalks and continuous issues with broken gates, compromising security. The pool closure for remodeling lasted six months, affecting the amenities promised. Unfortunately, an unexpected family matter forced us to terminate our lease early. When explaining our situation to Jaysen and Nicole, we received no compassion, leading to the unnecessary deduction of two extra months' rent and our deposit for cleaning, despite the apartment already being clean and the carpet steam cleaned before our departure. Overall, a frustrating and unsatisfactory living experience."

"This is the best apartment I have rented. Here is safe and quiet. Neighbors are nice. Here all staff work very hard even off duty，they still insist to finish their work for us. They are respectful, thoughtful to others. I really like here."

"I have been a resident at Orchard Hills for just almost 4 years now and I love it just as much now as I did when I moved in. Nicole Jaysen and Spencer in the office are amazing. They are so quick to answer my calls and texts and help with whatever I need. The maintenance team is always super friendly and works very quickly and efficiently. They always do such a great job and ensure that the issue is fixed or keep me updated if something more is needed. I love everything about this community and would highly recommend it to anyone looking to rent an apartment."
