"Upon receiving the keys, I noted several issues in our unit that needed to be addressed right away. I went back to the office, but no one was there or answered the phone, so I waited at least 40 minutes. Fortunately, the maintenance supervisor happened to be passing by and immediately investigated my concerns. It took some time, but everything was eventually fixed or replaced to our satisfaction. I appreciated the maintenance staff, Eduardo and Roy, for being pleasant and professional despite the frustrating situation. I also want to thank Miriam for assisting my family with the leasing process and patiently answering all of our questions."
"I lived here for a full year. It was a poor experience in many different aspects, and I wouldn't recommend these apartments to anyone. Apartment Quality: The apartments look nice at first glance, but upon closer inspection I found this was not the case. My master bathroom had water damage/mold around the baseboards when I moved in. The carpet in the bedroom was matted and looks like it should've been replaced a couple years ago. The transition strip between the living room hard floor and bedroom carpet had nail tips sticking out of it - I had to to cover this with thick duct tape in order to not injure myself walking out of my room. The kitchen cabinets and drawers were crooked, squeaky, and difficult to even open properly in some cases. The hot water pipes were loud, and would whistle when my housemate or neighbors would take a hot shower. Maintenance: When telling maintenance about the water damage/mold mentioned above, all they did was very sloppily caulk and paint over the spots of damage. The pipe underneath my kitchen sink kept disconnecting, and spilling water + food bits under the sink. When maintenance came to fix it the first time, they did not do a great job since it happened again a few weeks later. This water leak caused mold growth under the sink, for which I again contacted maintenance, and was told that all they could do was paint over it. I had to argue and convince them otherwise, and finally they came and cleaned the area with bleach, but they were just gonna leave mold there initially. Parking: Additional parking spots were $75/mo, and though they were assigned and numbered, there is nothing from stopping anyone from just parking in your spot. This happened to me on multiple occasions. Management: As of writing this, it has been just over 3 months since I have moved out, and my security deposit has still not been returned (CA law says this must be returned within 21 days). I informed the office of my new address, was told my refund would be sent, and have since been ignored and have received nothing. I am now forced to take legal action since the office is failing to follow the law. I had another incident during the year, when annual apartment inspections were taking place. We were only given a very broad window (something like Monday - Friday, 9AM-5PM) for when the inspection would happen. I called the office, and said I didn't consent to it if I was not there, as I had a cat and didn't want them to run out if people came into my apartment when I was gone. They had someone come that day, and the inspection was done quickly. However, the next day I was getting home from work, and I find people unlocking the door to my apartment. I ask what is happening and they tell me its for inspection, despite inspection already being done on my apartment. I had explicitly not given consent to the inspection without my presence, and they ignored this and were about to come in while I was gone, possibly risking my cat running out - all while already having done the inspection. Conclusion: I really did not enjoy my time living here. The apartment interior was disappointing, the exterior is dingy and the stairwells are filled with cobwebs. It doesn't feel like any care is put into maintaining the property. Management is atrocious, and I'm now having to sue them in order to get my lawfully owed money. Rent was being raised anther $130/mo or so after my year there, and it was already overpriced. There are so many other apartments that are less expensive and nicer accomodations, don't bother renting here."
"We have been living in this apartments from couple of months now. We love the apartment unit. The maintenance has been very good and all our requests are addressed in a day or 2. The gym, pool and outdoor seating is very good. I use the gym regularly and I love it. I did not give 5 star but this is our 5th request in the last 2 months for various issues but I should also mention that its being addressed by Eduardo and his team very promptly."
"--Update July 2023-- AC unit broke again and the apartment provided us with a portable A/C unit. Have been tired of the consistent A/C issues which are only temporarily fixed. --Original Review-- I moved in June and would strongly suggest that anyone looking for an apartment look elsewhere. Though the facade of the apartment appears nice, there were severe issues with my unit and repairs are still on going after more than a month. Cons: -After moving in, our central AC was broken. It has almost been a month and their vendor has yet to replace a part. Summertime heat waves have not been fun. - Even though the building is renovated, the underlying structure is a bit creaky and I can hear each footstep of the neighbors above me. I was told that this isn't usually an issue, but you can read plenty of other reviews and find the same complaint. - After discovering our AC was broken, I found that all my food had gone bad because the fridge was also broken. The appliances are pretty basic and our dryer knob was also not working when we moved in. It took weeks to have a working fridge. This is my biggest gripe: things break that's somewhat expected, but Avana took a month+ to fix the issue. The fridge and A/C was broken for a month, so we were paying full rent for a unit without working A/C and fridge. They did not offer any compensation. They tried to fix the fridge, and said it fixed, but it would still be broken, leading even more spoiled food. Finally after a month of multiple fix attempts, they replaced the whole fridge which actually resolved the problem. Pros: -Nice amenities including an exercise room, pool, and plentiful outdoor seating area including a large grill area. -The actual apartment floor plans are also fairly open and the area is overall quiet. The renovated interiors look nice at a first glance. - There are lots of trees providing a nice shaded environment and the grounds are well taken care of. Covered parking."
