"Haven't been here a full year (4 months to go), but don't look to this as your first option. I'll give you ratings and answers as to why. Neighbors - 2/10 - super inconsiderate, quiet when everyone is at work. Unless you're a 3rd floor resident, the floors are that thin that you can hear literally everything. From heavy feet on the floor, to a phone call, or arguing. My upstairs neighbors were kind enough to have 2 dogs that rarely went outside, unless it was to the balcony for them to do their business and then see it trickle down to my "balcony" (just a concrete pad - patio?). Cleanliness - 1/10 - there's been a trash bag sitting across the hall from me for a solid 2 weeks now, smears on the floors of the hall, and even if you keep YOUR apartment clean - you're going to see roaches because of others. Not to mention trash outside, all over; watch out for the landmines that pet owners leave behind. A pipe overflowed/backed up and no notice was given. Left my unit to the smell of sewage in the hall, came back from work to the smell of sewage. Responsiveness - 2/10 - tried to reach out once when my baseboard heat was running when it was hot out - sent maintenance a message, no response. Emailed the office, no response. Eventually got a call from the complex manager, yet still nothing was done. It took me letting them know I was going to notify the city for something to get done. That took about 2-3 weeks. Winters, no salt, like ever. Rarely cleared in the parking areas as well. Door feels like it doesn't even close all the way, jitters whenever I have a window open and there's a slight gap too, that's super comforting. Without being too spiteful, if you have no where else to go; then sure, come to Oak Valley. You'll have a noisy roof over your head if you're not living on the 3rd floor. From the echoe in the halls to the foot stomps you hear clearly from upstairs. It's something if you need it, but highly do not recommend."
"Highly recommend for anyone looking for a quality home for themselves. The apartments are welcoming, clean, and have modern floorings and fixtures. The leasing staff are very friendly and always quick to help with whatever you need. The maintenance staff are also very friendly and competent, they're quick to resolve issues with care. The neighbors are quiet, the parking lots are clean with plenty of spaces, and the personal patios are perfect for relaxing and making your own. There's laundry in each building and the machines work well. The mailboxes and hub are convenient and secure. We were beyond satisfied with the move in process and state of the apartment. This is a place you can feel comfortable and will be glad to call home."
"Don’t rent here, there are tons of better options. It costs way more than it should to live here. Every other month there is something wrong. No heat, no water. How do you expect tenants to use the bathroom for days on end??? And I bet everyone will still have to pay full rent not to mention they had people freezing in their apartments during the snowstorm. DO BETTER! Or lower the rent this place is ridiculous."
"Fair warning they charge you $40 to apply. $100 for a background check. And there deposit is $200 then an additional $300 if your credit is bad. Then they will decide. The fact they charge $100 for the background check on top of the $40 for just applying is insane. This is in fact the first place I have found that double charges you and the most expensive. I've heard for application fees as most use that fee to cover the background check plus cost of processing. Which I'm fine with but when you give me 2 fees both non refundable totaling $140 and get an attitude with me when I question why there are two non refundable fees and why it is so high. Considering a background check at very most is 75 and that's on the very high side generally 25-35. Yes I know this for a fact from multiple times I have paid this fee. Generally says your profiting 100 or more per an application. So 50 people apply 1 apartment $5000. In your pocket. This business model alone says mountains about where your priorities are when it comes to your tenants. I'm guessing not very high. I could be wrong but you certainly don't care enough to explain to someone who is curious about what fee they may have to pay just to apply and instead get an attitude and speak rather rudely."
"I've lived here for about a year now, and have never had a problem with the personal here. My needs are meet whenever I have an issue, handled on a timely matter, and the work men are always friendly. Amber in the office no matter if I go in or call she knows who I am, and willing to help. I don't go to the office a lot but when I walk in she always has a smile and very polite. When I sit outside late at night I never have a problem with anyone, I feel safe walking in after dark."
