"Staff is great, Krista and the maintenance team go above and beyond. A few points of improvement that would make this more luxurious: 1. The only way to access the building is a key fob. A mobile option would be preferred. If you lose your key fob, there’s no on-call staff to let you in, so you’ll be locked out from around 5 PM until around 9 AM the next day. Can you call, there is an emergency maintenance phone number, but I’ve never experienced anyone actually responding to it. 2. The lack of light in the second bedroom is a major downfall. Especially to find out this was done after a renovation? I didn’t realize my second bedroom didn’t have a light for months because it’s just me, until one night I found myself going through my room with a flashlight. Very disappointing for a luxury apartment. 3. On and off water issues/discoloration Make living here a much less luxurious experience. The water Has a brown tint if you don’t run it regularly, so if you travel a lot for example, this is a problem. It seems to be an issue with the pipes in my opinion, but there’s no resolution planned. This would be my primary reason for not recommending living here. Clean and clear water are table stakes. 4. The AC system is not very efficient and doesn’t have the ability to outpower the sun that will shine in your apartment with such big windows. At any given time I can’t have more than a third of my shades open during the afternoon. I also have to schedule my fan to come on right at noon and turn off Around four or 5 PM when the sun goes down. My AC runs pretty much all day Gets to the temperature that I said it too because it’s so hot in the apartment. So you also have to be cons having a humid apartment because of all that comes with humidity. This could probably be lessened with better window insulation/another tint color. I will say that I was worried about roaches/bugs based on the reviews, but I’ve lived here over a year and I have not had any issues with pests. I did used to see some downstairs but it seems that pest control has also remediated that issue. Overall, I really enjoy living here, my place is very nice and a good price for what’s offered. I love the area because it’s close to everything and it’s very safe. Certain things can’t be changed like the bathtub that is smaller than my liking, so having amenities like the ability to use your phone to get into the building would make all the difference."
"The Cabochon at River Oaks offers security, comfort, safety, and trust with a relaxed, connected attitude from the staff and management. I am very grateful to be a part of this community and living in such a kind neighborhood. Krista is incredible. She is loving, funny, attentive, and a down-to-earth human which I feel so fortunate to have in our community. The rest of the staff all follow suit and I am so blessed to have them in my day-to-day life."
"I lived at Cabochon for over two years 2020 to end of 2022. Patrick(no longer there) and Krista were fabulous, kind and caring. All of the maintenance workers were great as well. The community is small and I had friendly neighbors. Walking distance to levy park, ice cream shop and several restaurants. I did have things go wrong in my apartment, a leak and A/C issue- I wasn’t upset because management always made accommodations for me while fixing them. The gym was small but nice. And the coffee/tea machine was great. The dog park on the complex was very small and smelled terrible- but like I mentioned previously the park (with dog park) is within walking distance. I loved my time here overall. And big thank you to Krista she was a great help- I hope you and your horses/dogs are doing well"
"Just renewed for a second time for a bigger space , biggest mistake ever. I have been in my “new” 2b2b for almost a month now and I have only been able to use the guest bathroom due to mold and rust in the master bathroom. water pressure is so low you might as well shower with a bucket, the paint job on the windows is so poor you cant even open for fresh air , dish washer has interior and exterior damages. Roaches everywhere. It’s just been a horrible experience. I have notified the office about 4 times but I don't think she cares much about it. Sad to say this is probably my last renewal. I might break the lease early because it makes no sense paying this much for for amenities I can’t use."
"I just signed my second lease at The Cabochon and love it here. The location is not only close but walkable to restaurants, bars, and Levy Park. My floor to ceiling windows and view have been such a saving grace during WFH. The building itself feels very safe with fobs to get onto the property, into the building, and you only have access to your floor, which is a huge perk. I also adore Patrick, Krista, and the maintenance staff, as does my dog who cannot pass by the office without saying hello. Any issues are quickly and easily handled, rent is all virtual, and I rarely hear any of my neighbors. I’ve lived in many different apartments over the years and this is by far the best!"
