"I moved in to Rivera on Broadway Apartments at the end of December. I wouldn't currently recommend leasing at this property. I say this because the company needs to make major changes. For one, I believe I was misled by the leasing office. The unit I leased faces Broadway and I asked about the construction. I was told that the construction would be done soon and they were "just filling the sidewalk." That was not at all true. I took the leasing representatives word for it when I should have looked into the project on Broadway. I acknowledge that's on me. Aside from the construction, the apartment was filthy when I moved in. I'm talking someone's hair was left in the drawers and the floors, dust was everywhere, the air filter was completely covered in dust, and the floors were covered in dirt. I was compensated for one days rent when I provided some pictures of the incident. Then, I was told by the same leasing representative that told me about the construction that I paid my rent for January then they realized I owed about $150 which doesn't seem like a lot, but I had just had some major issues with my vehicle at the time. The second floor smells like trash. The odor seeps into my apartment and I take a great deal of pride in keeping my home clean. I did speak with the assistant manager about this. The assistant manager acknowledged the problem when it was confirmed by one of the cleaning staff and a maintenance staff member. The maintenance team is nice, I will note. The exterior of the building needs to be power washed. The doors to the hallways and stair wells are dirty. The dog park needs the turf or grass redone and the gate at the dog park fixed. Rivera on Broadway cannot control other people, so it is unfortunate that there is an increase in trash by our building, increase in the homeless population, cars being broken into, and people crashing into the gate. I have spoke with other residents and they are concerned about their safety. The pros of this building are the units are nice inside, it is exciting to be close to the River Walk, and you can walk to coffee shops, restaurants, bars, etc."
"Next to the highway, you can hear every car, truck, motorcycle, semi-truck, loud muffler on a car, and every dog that barks. The apartment was dirty had to clean it. Moving in was another story had to walk my stuff in from afar looking embarrassed the whole time. I swear that I'm being watched in my apartment and on the outside. The good thing about it is the washer & dryer that's all. Being downstairs for once in my life, but the price for all of this is way too much. I guess you get what you pay for when you want to live downtown."
"Cat is SO nice and proficient. Toured and got approved within 6 hrs with no hassle. She communicated with us the entire time and answered all of our questions promptly. I can already tell that our living experience here will be quite pleasant. (:"
"Overall had a pleasant experience living at Rivera since January 5, 2023. Pros: -Application process was smooth. -Great management staff and outstanding maintenance. They have taken care of all my requests in a timely manner. -convenient location -dog park across the street (super dog friendly) -biggest bang for your buck. I looked at other properties in the area and they were smaller and more expensive. -my individual apartment is beautiful. I have a two bedroom two bathroom corner unit that faces the dog park. I love it. Love the high ceilings too. -my neighbors have been respectful Cons -hallways are dirty. I don’t think the hallways get cleaned (at least in my area) you’ll see dust bunnies everywhere. -garage door was broken 90% of the time I’ve lived here. -I wish the gym had the stair master and a bench station Overall more pros than cons so it’s worth it to me. If I wasn’t moving to Charlotte after my lease I’d renew my lease."
"TL;DR Horrible management, dingy building, decent units, nice amenities, outstanding maintenance staff Move in - The management made up every excuse possible to delay our application so we wouldn't get the move in incentive they were advertising as the time. They stretched the application process out to 3 weeks to take advantage of us telling them the exact date we would be arriving from halfway across the country. One day they would say that my application was approved but they needed more information from my roommate and then the next day they would say his application was good to go but they needed more information from me. Ultimately when we showed up there they continued to delay the application process for several hours until 15 minutes before their closing time when their online system was conveniently "down" and told us we'd have to go get a cashiers check if we wanted to move in that day. In all of the rush, panic and confusion leading up to this they had us sign an amendment document (which was primarily an acknowledgement of how many keys, key fobs, and pool passes we were receiving) that had a single line that said we acknowledge that we will not be receiving the move in bonus despite our lease clearly stating that we would be receiving the move in bonus that they advertised. When we went to confront them about this a couple days later they tried making us sign an amended lease (without the bonus) and at one point the manager even said something to the effect of if you wouldn't have signed this amendment or if we didn't add that line in we would give you the bonus but look you signed it. Living at Rivera - Luckily we had very little interaction with the management when living there but the interactions we did have were very odd. For example the front desk staff would address me by my legal first name instead of my preferred first name (which they used to address me at the time of move in, so it was clear they were doing it intentionally) The unit - We got a couple massive roaches but other than that the unit was very spacious and had nice finishes The building - Dimly lit hallways (frequently with dog excrement) The amenities - Used the gym pretty frequently and never had any issues. The business center, clubhouse, and sky lounge were all nice to have access to as well. Security - I never had any issues but I did once encounter a homeless person sleeping in the hallway and the parking garage gate would be stuck open frequently. But again, I never had any issues with theft or feeling unsafe. Maintenance - The non-leasing office staff is outstanding. Any maintenance requests will get resolved within 2 days max (in my experience)"
