"I moved in during the holidays. The valet service doesn't exist. I haven't had my trash picked up once. Even after mentioning it a few times to the front office I still haven't had my trash picked up. Just last night I removed a cap from my hose spigot in my patio to water my vegetable garden. Only to find out that the spigot was broken. The spigot was on full blast spraying water for hours. I had to call the emergency line 3 times over 3 hours for them to finally give me a call back. Instead of offering help, I was told that my courtyard and the sidewalks flooding were not an emergency. And instead the maintenance guy decided to blame me for removing the cap! Apparently the spigot has been broken since BEFORE I moved in. Why would I be given a rental that still required maintenance? The maintenance tech even told me that I'd be responsible for the water bill Overall it's apparent that there is a lack of communication between maintenance and the front office."

"Before you sign the lease, remember to factor in an additional 10% for service fees on top of the monthly rent they quote you, separate from utilities. Also, be aware of the following: 1. Plumbing Problems: There are frequent issues with the plumbing. ( We often experience sand and dirt from the bathroom faucets). 2. Security Concerns: occasionally, homeless walking through the yard. 3. Inadequate AC Units: extremely old AC units (forget about ~74 inside, when it's 100+ outside) 4. No Light Fixtures: Be prepared to purchase and install your own light fixtures, as they are not provided in the bedrooms or any room. 5. Unreliable Services: Despite paying for valet trash pickup, it rarely happens reliably. 6. Safety Issues: Random individuals stopping in the parking lot for suspicious exchanges, as well as multiple occasions of hearing gunshots. 7. Mailbox Woes: Unfortunately, due to repeated breakages, we don't have a mailbox 8. Pet Cleanliness: people do not pick up after their dogs. In short, while the rent may seem budget-friendly, there are reasons behind it. Make sure you're aware of these factors before making your decision!"

"I've never had this many issues with an apartment before. Constant plumbing/water issues. A/C issues. Broken mailboxes for over 6 months now. People on drugs that just walk into your patio and break car windows. There's no working 24 hour emergency or courtesy patrol number. New management every 4 months, so issues go unnoticed. For the price of these old apartments, it's unacceptable really. Oh, and make sure you carefully look over your rent bill. Management will add on random things that you didn't agree to pay for in the original lease (trash valet and renters insurance)."

"We’ve lived here for 5 years and it will be our last. Management company changes every 8-12 months. We suddenly have a roach infestation and absolutely no pest control has showed up in over a year. The mailbox theft is so severe that they won’t even deliver to us anymore and no one bothered to send out a notice about this. I had to call and ask where my mail was. Hot water heater has been broken for weeks and they just don’t bother trying to fix it and close the work order. The community no longer feels safe either. Between the gunshots, car break-ins and drug dealers, this place is becoming scary to live at. It’s a shame that it has gone downhill so fast. I was happy living here up until 8 months ago. Now it’s just sad. UPDATE: We are now over a month without appropriately hot water. The Fredd Townhomes has chosen to continue to ignore maintenance requests."

"Because they got new management, we were not charged for electricity for 3 months. Once the new management opened the portal back up this month, they charged all 3 months on top of rent and are expecting us to pay it all in full. No payments are allowed other than in full. Like we have an extra $700 just lying in our bank accounts, and don't have other financial responsibilities. This should be illegal, especially with how much the apartment is falling apart in all aspects. Our FRONT door keeps breaking, our patio gate broke recently; we are 2 girls in our 20s, we do not feel safe in our own home because of these issues. Now we can barely afford to pay for FOOD, a basic human need, because they want to add all these extra expenses with no notice, and make us pay it in full!"
