"The common areas are in VERY bad shape - enough to keep me from wanting to live there. I was disappointed because I really wanted to like it. Interior hallways have a bad smell from the very old worn carpeting. Doors had peeling paint. Chairs in common areas are in very bad shape, scratched and peeling finish. It makes me concerned for what kind of maintaince etc one would expect if you lived there. Office staff was helpful, showed me all the amenities, she seems to like the place. The apt I was shown was clean, outdated but nothing I couldn't work with. But I would be embarrassed to have my grown children visit me there."

"Office staff is very helpful. They took the time to help my grandmother set up her online rent payments since she is not computer savvy. They hold birthday bingos and other social events that arent really required of them. Would definitely recommend this senior community."

"In September 2022, this is an overall safe and quiet community for seniors, but the overall maintenance, upkeep, and amenities offered have all declined since 2020. I don't know what is to blame for those declines since the factors may include inflation, lingering COVID-related labor shortages, or a change in management/ownership. The residents can rent a 1- or 2-bedroom unit and pay market rate or pay a substantially discounted subsidized monthly rent if they quality. A relative of mine lived here for 4 years, and I witnessed the decline myself. There is aging green carpet (see pictures) in most of the resident hallways, and the odor has gotten worse over the years. There is some nice green space between the buildings, but when a bush or tree dies, the brown remnants are left in place or their landscape crew partially rips it out and the bush is never replaced. There was also one instance when it took maintenance over 6 months to replace a broken light at the end of a resident hallway despite knowing there was a safety issue with a light being out right near an exit door. The north side driveway gate is often broken and it usually takes maintenance a few weeks to find the parts and get it fixed. Staring in late 2021, it became apparent that the management was aiming to increase revenue any way they could. Perhaps there is a limit to rent increases for the subsidized units, so they have to look for other means to bring in money. In addition to cutting back on maintenance, management attempted to stop the twice a week, doorside trash service until the residents created an uproar and stopped that idea. Management has also installed water meters in every unit so they can start charging all residents for their water usage. Garages used to be included free with the rent in certain units, but that was halted in 2021 with an add-on $100+ fee that is increased substantially every year. The management is also very inflexible with the changing needs of their senior citizen residents, so don't expect to get out of your 1-year lease without a substantial penalty. With the recent decline in quality of living, I can think you can see why my relative recently moved. I would recommend looking at other options before choosing VBC."

"I lived here about 15 years ago and was moving back to the Dallas area and was hopeful that the Villas had what I was looking for this time, I was on a short time frame and traveling, everyone was super helpful and friendly and especially Melissa the leasing agent who went above and beyond to help me. I have been a Customer Service Trainer and Speaker for years and the I was very grateful and impressed with the caliber of service I received. I am all moved in now and very happy to be back!"

"If the Villas on Bear Creek is only a one star, then why are there no vacancies? VBC is a safe, clean, upscale active senior living apartment complex. Residents include original tenants from day one (over 16 years), couples, and senior singles. You will find many on-site amenities, ample local shopping and privacy. Lastly, units are offered at market rate and discounted, income based programs. Five stars. Microphone drop."
