"I have called and e-mailed numerous times over the last 10 months due to having to abruptly move, since my husband passed away while truck driving in another state! I have most specifically contacted them consistently through November and December in hopes of setting up a payment arrangement so that I could purchase a home while still paying off whatever balance I owed. I am now receiving emails and calls from hunter warfield (debt collection agency) despite my efforts to resolve the debt in house with you all! The accountant has supposedly been out of the office and unavailable to assist me And most importantly, whomever I was speaking too wouldn’t respond in a timely manner and did not inform me this balance was pending collection activity!!! We took a chance with coldwell banker, our experience was decent, but bad enough for me to know that renting is not the option for me. If you are seeking a property management company that you can actually get in contact with, look elsewhere. Editing to add: I never received a phone call from you all. I had been conversing with someone in your office about this matter via text and I only received delayed responses or no response at all. These conversations only took place within the last month, however, I reached out many times prior to that with no response. Your other tenants are even complaining about not being able to get ahold of anyone at the office. I think that’s going to be difficult to refute."
"Long read ahead… Coldwell is a company that’s only in it for the money, they don’t care about their tenants. We moved to Texas in 2021 and chose our duplex based on location and the amazing neighborhood. We were originally with another rental company, and that switched to Rental Properties in 2022 when we signed our new lease. Fast forward towards the end of this lease, and we are informed that the duplex we resided in, was being sold and Coldwell Banker would be taking over. Immediately, they wanted to come in and take photos to post a listing and regularly and randomly stop in for maintenance checks and walk throughs. We were also told that if anyone was interested in purchasing the property, we had to allow for these individuals to walkthrough the home. On many occasions, we informed them that we had dogs that we do not kennel, so if we are not home, they are loose (mind you, very well behaved) in our home. We asked that they not come at random points to walk-through as we work and are not home during their typical business hours. They insisted on frequent visits; however, were never willing to communicate to arrange a time that worked for everyone. Even after stating we didn’t want pictures of our belongings posted, they still showed up while we were not home to take photos. Had my husband not been home to take our sick baby to the doctor, they would’ve entered our home. It was a constant invasion of privacy and extreme lack of communication. When we asked for the landlords contact information to speak directly with them, no response was ever received. We were amazing tenants, and this is not to scratch our backs. We took amazing care of our yard, the home in general, never received any complaints, always paid our rent ahead of time, had great relationships with our neighbors, and even had the home and carpets professionally cleaned prior to our leave. Even with pets, we maintained the beauty of the home and hardly had any photos hanging on walls. However, upon our move out - we recieved a disposition listing all of the charges of corrections they had to make. $600 for nail holes and “touch up paint” around the home? Not only did they also fail to include our total deposit toward the damage charges, but they also failed to include the damages we stated were already present in the home prior to our move-in. While we were signing our initial lease in 2021, we completed an entire walkthrough document stating all current and visible damage. It was minor, but included many scuffs to door frames, cat scratch damage to doors/frames, and common wear and tear. All of which we have been charged for. We did a final walkthrough and made sure there was nothing that would inhibit us from receiving our deposit, including nail holes and scuffs on the interior. The grass and yard was very well maintained. Even looking on google maps, you can see how green and kept our grass was compared to the rest. Again, this is not hype ourselves up; however, i feel as though Coldwell is screwing tenants by charging said fees even after they’ve left the property. Good people are being taken advantage of and the way they do business is unethical. My husband went to return our keys October 31st and we just received the charges this past Thursday, November 16th. He went back in to speak with someone to understand the charges based on the scope of work they claimed needed to be done. We were told the charges would be reviewed, only for them to correct the remaining balance of our deposit that was not initially recognized and $60 cleaning credit. Even with providing receipts of cleanings, nothing else was adjusted. In total, there were nearly $1000 of damages listed & we won’t be receiving our deposit back + still owe them. I would give 0 stars if possible. If you are a landlord, renter, or investor… I would suggest utilizing another company. They truly only care about the money, and it shows in the way they do business."
"Took over our lease halfway through from another property management company. They insist on invading the privacy of their tenants fairly often, stopping by the house frequently to "inspect" it. I would file maintenance orders while they were there inspecting the house or after they left and never once did someone come out to address those issues. They did not do any do diligence in the transfer of our lease, failing to recognize the people that lived there before us were evicted and now they are trying to charge $1,700 for repairs to the house, over $1,000 for simple nail patches and paintwork. Truly UNBELIEVABLE and the worst renting experience I have ever had in Lubbock, and there's been at least 4. I highly recommend renting from any other property management company for peace of life and ease on the pockets. Coldwell Banker outsources all of their work to contractors and makes you foot the bill. All other rental companies I have been with typically have some sort of in-house maintenance/handy man and they try to help you out. Coldwell Banker tries to bury you in a hole weeks after moving out, and will find every way possible to squeeze more money from you."
"After carefully reviewing the options, I selected Coldwell Banker to property manage my duplex in Lubbock. The initial experience was very professional and positive. However, after 5 or 6 weeks with no showings, I noticed that I could not find my properties online with more than 1 picture after having sent several pictures for use. I was told this would be fixed. A week later, same situation plus some of the repairs that we agreed on at the first meeting were not completed. After losing 7-8 weeks of prime summer rental time, I cancelled with Coldwell Banker and chose another company to manage my properties. Maybe they're too big to pay attention to the details. That was my experience."
