"Let me start by saying that the leasing office and maintenance staff are doing the best they can like the rest of us. They, like many of us, work for a company that cares more about their bottom line than their actual customers/tenants. Denton Floyd does not care about the quality of these units or the property beyond curb appeal-and even that has fallen off drastically. It amazes me how companies like Denton Floyd purchases large complexes but don’t put in the time and effort to make the quality of life better for their tenants. Instead, they slap on cheap paint, cheap drafty windows, vinyl floors, and use cheap labor to increase the rent prices. The units have roaches, leaks, water pressure issues, damaged drywall, mold, broken appliances, thin walls where loud noises and the smell of weed and cigarettes permeate your apartment and hallways, dog poop and trash everywhere, neighbors who continually are loud in and out of doors during hours where families are trying to rest, and a well meaning but very understaffed team of 2 maintenance men. The rent is entirely too expensive. Not only are we paying rent, but we also have a water, sewage, and pest control added to our bill. Did I mention we can only pay rent electronically AND we are charged a processing fee for it??? I have $100 extra dollars tacked on to my rent not including my $30 monthly pet fee. This includes over $50 in water and about $40 in gas WHILE WE STILL PAY LGE!!! This place is a complete rip off, like many other complexes in the city. Denton Floyd is not any better than any other slum lord that takes advantage of folks that they know are desperate for a safe and convenient environment to live and raise their families. They are exploiting us tenants and are very unapologetic and blatant about it. They are slow to take action when it comes to repairs and complaints but very quick to give you late fees for rent. They do not do real inspections or come out into the community to engage us one on one. We are just numbers and money to add to the bottom line. It’s very unfortunate and frustrating because a lot of us are struggling in our day to day lives. Your home should be your safe haven and your place of peace, but living here, that’s hard to do when there are so many things that break, leak, smell, and cause noise disturbances. For the amount of rent we pay, there is absolutely no reason why we shouldn’t be able to feel dignity and pride in our homes, but when your landlord only cares about lining their pockets, we suffer."
"I've been holding out on leaving a review on this apartment simply because what I thought was the leasing office being nice, was them actually giving me a the run around. Rent gets higher and higher every year . With me not living in a renovated apartment, I should not be paying the price of one. When I moved here in 2021 my rent was $1049 and it is now $1350 plus gas, sewage, pest control, and water that they add on to your monthly charges which fluctuates every month. My "water bill" is always going to be high because it takes 15 minutes for my water to get hot. Maintenance is the worst. The only thing maintenance does right is ride around on a golf cart from sun up to sundown! My dishwasher broke back in September and instead of them ordering a new one they took 2 months to give me one that was sitting in storage that they knew was broken. So now I still currently have a broken dishwasher just sitting in my apartment since December with no telling when I'll get a new one that works. My stove only has 2 working burners that they apparently seen nothing wrong with. My sink had a leak and after maintenance stopped by to fix it yesterday, it's still leaking of course which leads me to believe he didn't even test it before he took off. My bathroom ceiling is leaking every time the people upstairs get in the shower with visible mold. Not only is it leaking with mold but pieces of the wall and ceiling are falling. The office was notified months ago and nobody has even come by to even look at it. When I brought it up to the leasing office after noticing that nobody had come to fix it they acted like they didn't see the maintenance request. I could go on and on but the thing that takes the cake is the roaches. They honestly need to to take a wrecking ball and knock the whole apartment complex down. I literally thought I was the only one going through what I was experiencing until I seen these reviews. Please believe us and DON'T MOVE HERE."
"If I could leave no stars I would.. This has by far been the absolute worse apartment I’ve ever lived in, it’s been a nightmare! I’ve given chance after chance to redeem themselves and given the benefit of the doubt but it just comes down to, they absolutely do not care about their residents only the money. The management team is nice and all, but they will tell you what you want to hear to shut you up. I have had issues since April and they’ve been half addressed. I have had 3 leaks, 2 flooding our floor and when asked about a solution I was basically told “we’ve put a dehumidifier in the unit already and we don’t clean carpets unless move in or out”. That was done the first flood and the issues that has occurred since the other leaks/flood has not been addressed. I have mentioned the mold and mold smell in the unit on numerous occasions (have the emails to prove it) and if it hasn’t been overlooked it’s been dismissed as if it’s not that big of a deal. I have a disabled mother and 2 infants who are being affected by the mold that is growing in the unit but management could care less. I was offered to move units but have talked to other residents and it seems we’re not the only person having this issue, so we declined because the issues could be easily fixed while residing in this unit. I’m not sure if the issues and lack of empathy is a form of retaliation or what. But this is just one of the MANY issues of the unit/property. If you can move anywhere else, do it because they do not care about anything but the money!"
"These apartments need serious repairs. The leasing office management team is awful to work with. There was a request to repair the ceiling bathroom 2 months ago and it's maintenance team has no urgency in repairing it. It's still not fixed. Their suggestion was to just use the other bathroom. There is a huge possibility to get mold from all the dirty water leaking. Only when we told them we wanted to terminate the lease, is they tried to tell us they would repair it. But it's too late, after being ignored for repairs constantly we are happy to leave. I'd say RUN, you can find a team who cares elsewhere."
"I’d say this was by far the worst property I resided at in Louisville. The name should not be luxury anything especially when tenants have to live with bugs. Extremely unprofessional and insensitive to their tenants. We’ve called about bugs since February 2021 and it’s been months and still seeing them even after being throughly exterminated as they would say. Cleaned and filled the pool a couple months ago just to let it get filthy with leaves and not be used. Desiree the office lady needs a new job or a customer service class! I would not recommend a pet live here. Not worth $950 at all!!!"
