"I moved here in November of 2022 and my experience had been good until about Feburary when they kept adding the 10% late fee. I don't receive my VA money for school until the 6 or 7th of the month and that pays for my rent. This is not a military friendly complex. Also my lease is coming to an end a week before Christmas. When they mailed in the renewal options. The rent went up $150 for no reason. It's in a good location of town but it's not worth the stress of living here."
"When I first moved here in 2022, things were good. Then I had a neighbor above me move in who would smoke so much marijuana, that MY apartment was hazy from the smoke (this is supposed to be smoke-free, drug-free complex). All my guests commented on the smell and I would sometimes go to work smelling like weed. I went to management, and they told me that that there was nothing they could do unless they actually saw them smoking in their apartment. They wouldn't even come to my apartment to see what was happening. Instead they told me to call the police on them. That's outrageous to use the police to enforce your own rental policy. Neighbor's kids would also jump off beds onto the their floor (my ceiling) at all hours of the night, they would scream sing at 2am, and I would hear them yell and stumble in drunk frequently. Again, management was unhelpful. I also sent e-mails to the real estate company that Verandas is under to complain. They did not respond to me either. I got so tired of it, I just moved. In a way, I should thank Verandas poor management for giving me the push to look for a house."
"Terrible ! extremely unprofessional . I would highly advise not to move here. Maintenance is terrible ,a member of the maintenance staff showed extremely aggressive behavior towards a tenant. Inside the apartment yelling like a crazy person. Said that he only fixes emergencies and not to bother the maintenance team for small things. The small thing he was talking about was a washing machine that has been broken for 3 weeks . Apparently he is like this with other tenants. He has truly disturb the tenants peace and she doesn’t feel safe . Find somewhere else if you can ! Not worth the money ."
"When I first moved out here back in 2020 , I loved it. However now the new management is full of it. They charged me for not sanding the holes in the wall. I cleaned that whole apartment myself and I still didn’t get my full refund back. I understand not getting the carpet clean so I was cool on that, but they also charged me for not cleaning out my tub and I know for sure I did and even let comet sit on it. When I talked to Justin (one of the workers there) and I told him that I did have a hard time cleaning it he said that I should be fine, just as long as it look like I tried and they still took my money from that. I moved out in May of this year and I still haven’t received my refund money from “not sanding the holes” and I also feel some type of way about the tub because I Know I clean that tub more than little bit. I use to love staying here but it’s definitely not the same anymore, property value has most definitely decreased, and they are VERY hard to reach when it comes to answering phones. Just make sure if you are moving out to take pictures before and after to show your proof."
"ongoing roof leak, water damage, mold, poor management I have been dealing with multiple roof leaks in my third floor unit, the worst of which has been ongoing for 6 months and showed signs of black mold growth. I have been forced to sleep in my living room for two months (and counting) due to the most severe leak which drips water into my bedroom every time it rains. Management has shown no urgency in resolving these issues and is unresponsive to my requests to ask for repair timelines -- emails about water damage often go without response for many days. While they have tried to get roofers to do the repair, no repair has held. It also takes them weeks between attempts to schedule a fix, despite me telling them the repair did not hold. Several units in the complex have tarps over the top, indicating water damage. So I suspect it's an aging roof issue and they are trying to get by with quick/cheap patchwork to my roof rather than addressing the aging roof. I've repeatedly asked why they cannot put a tarp over my unit, like the rest, but they do not respond. I suspect it's because mine is an outward facing unit and the tarp would be visible by prospective tenants. While management has been apologetic, they are completely unresponsive and slow to schedule follow ups. I have to repeatedly email, call, and walk down there to get them to do even basic steps to address this issue. For example, when I reported that the water damage was growing black mold, it took more than two weeks of emails, calls, and office visits for them to send a maintenance person to scrub the mold, spray bleach, and repaint. I would strongly discourage anyone from staying at this property. If any military are currently staying here and having similar issues, I encourage you to report this to base housing who are tracking these issues. 3/19 Update: In response to the comment below, I'm not sure who is replying on behalf of management, but I email/call/visit the office 2-3 times a week and this has yet to be resolved. For example, at the time of writing this update I've been waiting a week for management to respond to an email requesting an update on roof repair. 4/2 Update: This is now the 4th month that I'm sleeping in the living room because water is dripping into my bedroom. The chimney leak has worsened and is now dripping water into the living room as well. Despite my numerous complaints management has not showed any urgency to adequately repair the roof. The complex has replaced the roof on the building with the tarps shown in the photos, but hasnt spent the money to replace the roof in my building, despite the obvious ongoing issues."
