"I've lived in this apartment building for three years, and while the physical structure is appealing and the atmosphere generally quiet, my overall experience was ruined by the poor management, specifically with Ely Frutado the property manager. I had on/off problems with high humidity and mold in my apartment, which persisted for over a year and a half. Ruined many of my things due to this. Despite numerous complaints, management consistently attempted to shift blame onto me and failed to provide adequate solutions or proper follow-up. Also, random maintenance problems would happen at the building such as water flooding the 6th floor and spilling all the way down into the main lobby, the elevators being out of service for extended periods, dirty stained hallways, cars being robbed in the "safe" garage, and more. Considering I'm paying for a luxury apartment, the experience was not luxurious. The move-out process was a nightmare - once they realize they can't squeeze more cash out of you, it's like they flip a switch. Suddenly, they're blaming you for everything even though it was due to their own disorganization and lack of planning, and even charged me to keep my full security deposit due to this. In short, while the building itself may be decent, beware of the headache-inducing management. Look elsewhere for the same or cheaper rent."

"Ugh such a disappointment! We were so excited to live in this apartment for 1 year but it ended up being more of a hassle than anything. First, we moved in and the unit was extremely dirty and we had to beg for someone to come clean it up. Living there for the year was fine but they blow your email up 10 times a day threatening to charge you for this that and the third. Move out was A NIGHTMARE, we were moving out of Miami so we had to sell each of their items however we were not allowed to move our items unless we booked the elevator. So what do they expect us to book the elevator 20 times? Also we had to schedule more than a day in advance so if we sold an item we couldn't even get it out of the unit. They threatened us $1000 for that. When I tell you this was the most stressful move out process it really was. Now, we've received our move out statement... Keep in mind we lived there for less than a year and kept the place in great shape. They charged us a whopping $260 for "full paint charges" and $95 for "full cleaning charges" meanwhile they couldn't even bother to clean it for us before we moved in. I'm sorry but if they want to keep business going and customers happy they need to stop penny picking their residents. The greed in this complex is so real and disappointing. Lastly, it is next to impossible to reach out to management (this was an ongoing problem for the entire year) but now that we've moved out we keep calling and they claim they would call us back but its literally been weeks. If you want to live in an apartment that threatens to charge you for everything under the sun and then makes your move out a living hell all while ignoring you... This is the place for you."

"Stay away from this place if you are a family and you have children. Most of people here smokes cigarettes and marijuana and all the smoke comes to our rooms and if you complain about that no one listen to you and they will insult you not the person that smoke. The people that work at management are so rude and don’t care about anything. If you call and tell them about any problem they will hang up the phone in hour face as one of them did to me just some minutes before. Very rude and reckless people. Stay way from this place. You won’t have never peace in this apt."

"The overall experience was great. Maintenance was very efficient. The administration was excellent under Marcela at the beginning. She left before I moved out. Be aware of your deposit. They will charge you different fees for which they cannot provide you with evidence. I called to get a justification regarding the fees which they claimed it was due to damages they made wait almost 3 month to address. First saying they need to talk to maintenance, then with the owner, and finally with the main company. Even though they could not prove that there were any damages, they only returned me $70 out of the $400 they took from me. Again, Fernando from maintanance was great. It made the whole stay a very pleasant one. Just keep in mind that when it comes to getting your deposit they will not be as responsive and might not even give you your full amount."

"Fernando in maintenance is incredible. He is friendly, fast, efficient, and extremely hard working. The building is so lucky to have him. Ely in management is an absolute treasure. I love seeing her friendly face and she is always eager to help me. She goes above and beyond. Thank you to both Ely and Fernando for making my move to the building so much easier."
