"This is by far the best rental company I’ve dealt with from the manager April to the maintenance guys. They truly treat us like family. Last week I had a problem with my sink an the manager April came out a fixed the problem herself. Anytime I need to reach out with any type of questions or concerns. "My girlfriend and I moved into this place right after a new remodel. It is an older building, and while moving in I started talking to the handyman/remodel guy about the unit. I mentioned how nice they looked (not bad for a small studio, if a bit overpriced) and his response was “it’s just a band-aid”. Well I should have run screaming into the night at that, but it was too late. The plumbing was a total disaster, we had to have an emergency plumber come out seven times because our toilet, bathroom and kitchen sink, and would overflow with human waste constantly. It was horrible. Another time we should have just left. But the property manager (at the time) was very accommodating, and even gave us five hundred of off a months rent. Paltry compensation for living in there (I would up in the emergency room from an unidentified infection several nights in a row, I can’t 100%attribute it to the plumbing, but I think it’s a pretty good guess.) There were several other issues with the integrity of the unit, but we understood the plumbing had to be addressed first. The plumber knocked a hole during one of the visits in through the back kitchen wall to snake out the drain. We put in a maintenance request to fix this and a few other minor problems (none of the doors hang properly in the frames so there is constantly crud coming in from under the door from leaf blowers and the weather). These issues were never addressed, then the building was sold about six months into our lease, and the real living hell began. The property was purchased by Insula Property Management, although we were told the company was called Linq apartments, and the only means of communicating with these troglodytes was via an email portal. We figured our maintenance requests would have carried over to the new owners, but we had to reapply for issues that were unaddressed for months. The maintenance people showed up unannounced, and let themselves in while my girlfriend was in the bathroom screaming at the top of her lungs for them to wait. The place is under 400 square feet, so there is no way they couldn’t hear her. We support our second amendment rights, so those bozos are lucky that situation didn’t turn out much worse. We asked the property manager McKenzie Riordan, personally when she was at the property to please have the maintenance people call prior to coming. She said they couldn’t do that. The we asked if they could at least give us a day to expect them coming, and that seemed to be a totally out of the question request as well. It is illegal in the state of Florida for a landlord to enter your property without a 24 hour notice, unless there is a viable emergency. After what I thought was a pleasant enough conversation about the matter, I feel we we unfairly targeted to be rid of asap. (This theory turned out wrong, because all of the tenants we either evicted or moved out within six months of the property transfer, they wanted us all gone). It was taped to our door that the rent would be going up 200$ a month, so we reapplied via the packet of paper they left on the ground in front of our door. I had taken a credit ding a month before to get a vehicle. This lowered my score to below the minimum for the apartment. We were notified by an email (found weeks later in my spam folder) that we were unable to reapply for our lease. Our rent went up another 200$ because we were now “month to month” This leasing company is horrible and soulless. They pin a humiliating order to vacate on your door for the most minor infractions, and pass the buck around the office so nothing gets done in the tenets favor. Avoid this place at all costs, unless you like funding people like this and living next to an all night subwoofer car party."
"I love it!!! The property management worked as a team and were very attentive. Sam who toured, Eric and Felica along with one more..answered all my questions!! (I viewed serval studios) The apartment home is gorgeous! Whoever did the upgrades were an expert! No dishwasher?? But put in an extra large sink! Beautiful decision!! Also upgraded AC! I love the white fence in the back. Thank you! So far the complex is quiet and quaint. Plenty of parking! Maintenance is already on point and took care of my request in less than one day! Thank you! I hope I continue to love the complex be a good tenant and enjoy the area."
"I am a resident at this property in Sarasota that was recently sold to a group of private investors known as ‘Insula Companies’. Their policy is that all longterm tenants are forced to reapply as new tenants every time they would like to renew their leases. Rent is raised and tenants must apply again to show they earn 3x the income and meet new higher credit requirements, even if tenants are in good standing. My beloved father died recently and I had to request time off from work to handle the administration of the estate in another state. I was told that I could not qualify for the new application because I don’t have recent pay stubs.. even after I offered to pay the entire lease upfront. Even after offering to demonstrate that I have well over 40 x one months rent in my savings. And even after explaining why I don’t have recent pay stubs . My credit is in the high 700s . Potential renters - be warned. Forcing longterm tenants in perfect standing to reapply as totally new tenants at lease renewal ( and pay new fees!) is typically done as a back door method of eviction in the industry and it is highly rare. Seemingly Insula would like to get rid of all of the tenants they inherited when they bought this property. This is a prime example of how wealthy groups of investors without proper values and predatory practices are currently decimating the housing market in this country. As for the 384 sq ft studio itself, it is remodeled, AC is ice cold and there are new appliances which are all positives. There is a facility that manufactures countertops located Directly ( as in almost immediately adjacent ) behind the property and the saws they utilize to cut the materials give off a screeching noise which begins at 9 am and lasts til 5 pm generally Monday through Saturday. Even with my sound machine turned up to the highest level this noise permeates. There is also the open question of whether or not the materials they are cutting are drifting over to the AC uptake for the apartment.. I notice staff members at the facility often wear protective equipment and at times I worry the flimsy tarps separating their workstation from my AC uptake are not sufficient to prevent those materials from entering my airspace . There are many auto repair shops located adjacent as well and on the weekends they host groups of people showing off how loud the bass on their vehicles can go.. for hours and hours. This occurs almost every weekend evening. The laundry room has not been updated for seemingly decades. The machines are normally pretty dirty and it’s the norm for clothes to pile up and be left behind or left in the machines for days. The landscaping company liberally applies what appears to be Round Up weed killer all over the grassy areas where pets are walked often. I’ve never seen this dangerous product applied so carelessly and in such large amounts. Interestingly the landscaping company just sprays the round up over all the cigarette butts and trash which has accumulated over the entire property without bothering to pick any of it up. In recent weeks the property has finally been cleaned but for many months garbage was allowed to pile up unchecked. It was very noticeable. Besides the wild noise issues and laundry issues the studios themselves are not so bad. However , the severe policies of the investor landlords are beyond anything I’ve personally experienced in over 20 years of renting, including my years in the Bay Area. I consider myself to be a model tenant and have never paid rent late in my entire time as a renter. It is genuinely surprising to me that I am seemingly unable to remain in my studio following the death of my father for taking time off from work to handle the complex probate process as well as to grieve and heal. This seems all the more unusual when I am such a credit worthy individual and have such a large amount of savings. Seems irrational to want to replace a tenant like me with a mystery tenant. Anyways.. my advice is.. find a company with healthier values to rent from."
