"I would give 0 stars if possible. I feel bad if you get my apartment " building 55" because my neighbors litterally stomp as hard as they can when they walk as if they are giants and it's non stop. Before my upstairs neighbors were giants my next door neighbor was disgusting so my house is infested by roaches in which the pest control guy confirmed it's due to my neighbor being gross. The people in this complex paint the speed bumps and corners of the street more than they fix things in your actual unit. It's been a nightmare. The pot holes and speed bumps in the complex alone will ruin your car. Maintenance will pick and choose what to fix as the wallpaper in my home had been peeling since day one and no one has fixed it but I bet they will try to tell me I can't get my deposit back because of the walls. O applied to other complexes and they told me that blue roc is a nightmare so it's a shame people outside of this complex knows how much of a scam this place is especially when water comes out of the facets black and the rent is so high with so much neglect to the complex."

"I don’t even know where to start with this excuse of a place that overcharges people for some of the worst service and living quality I have seen ever and experience. At this very moment as I’m typing this I cannot shower since my bathtub has clogged up for the second time in the same day. It starts all nice when they offer you some of the best prices in the area but once you sign your lease it goes bad. Trash everywhere (trash collection point is constantly overflowing), loud neighbors, old plumbing and appliances, some of the worst maintenance I have ever received, barely any lights outside your building, dog poop everywhere, apartment smells like weed thanks to your neighbors, vehicles getting vandalized in the parking lot, etc… Those are just some of the ones that I can remember at this time. I honestly can’t believe the way this place is being run and how it is still in business. Hopefully this is the way the office contacts me since they like to comment on reviews people drop here instead of answering phones calls or leaving you on hold for 20min because they are “busy” Avoid this place at all cost! You’ve been warned."

"I just moved in and I love my apartment. My apartment is beautiful and so clean! The staff is AMAZING! (Especially Natha and Michelle - they helped me so much) The community is cute and also very clean. I lived here 6 years ago and you can tell the new management has made major changes. Love love love!"

"This by far is the worst experience I have ever had in an apartment complex . I moved here in July 2023 it is now November of 2023 . The amount of maintenance issues I have had is insane . The apartment complex is a very old complex and it shows. there were draining issues in front of my stairs , which caused flooding on a daily basis . My daughter & I had to walk through pools of water to get up our stairs. all outside light fixtures were broken that caused me to use a flash light to come home . Work orders were put in multiple times . Majority of my outlets are out in my living room & kitchen area due to a broken GFI , multiple work orders has been put in for this issue, I’m constantly getting completed work order messages with no problem being fixed . My apartment is roach infested , not sure when pest control come out because I haven’t seen one since I moved here. I had to contact emergency maintenance due to the bathtub knob being broken , causing the water to run nonstop . The mailbox is broken , the mail is having to be delivered to the front office and be sorted by the leasing agents , that is not being done . Which causes mail to be lost . The disconnect for the a/c unit is hanging off the walls outside . The trash is a overflow on a daily with many bugs & animals intruding . Everything that requires wiring is exposed on the outside. Yesterday I came home to my AC being broken , who knows how long this will be a issue . Park At Valenzia really should be paying people to live here it is disgusting ."
