"This was definitely the worst experience i have had with any management company. They literally don’t care about the residents. Believe the negative reviews. Roaches everywhere, maintenance lazy and don’t like to repairs. They will close out a work order and will not address the issue. The monthly rent is not all you pay. There is additional $150 fees that they cant explain. The fitness center is only open during business hours. The garbage in the community is always overflowing. I would say do-not rent here."

"The hills of the ghetto. Maintenance staff is and always has been super inappropriate. Perry and Earl being the most offensive and the least knowledgeable in fixing anything. The attic units are connected and your home will be accessed, beware if you already reside there. Appliances that are throughly rusted and not connected properly along with an ac unit that clearly shows damage. Harassing neighbors and unruly children that roam the neighborhood unsupervised. I wasn’t able to move my things out this weekend without having yet another chaotic confrontation with my previous neighbor. Let alone threats from another neighbor. Break ins and evidence of foul play by maintenance surrounding the maintenance storage area below building G. If you enjoy your safety and have self respect do not live here."

"I have had a wonderful experience with this place. The manager Antoinette is awesome, as is the rest of the staff. Earl & Santiago do a great job with maintenance. The location is right off 75, especially if you have a peachpass for the Terrell Mill exit. Grocery stores nearby, and lot of retail shops. Lots of families and a quite community."

"Hello I just want to give a huge huge huge huge shout out to the amazing management team here at The Hills at East cobb. I wish I could give more than 5 stars. Antoinette and Kwanna are by far the most helpful and sweetest people I have ever met. No matter the situation they make sure that they treat you as if you are their family member, and make you feel comfortable, and welcomed. They went went above and beyond for me and also made sure that I was treated fairly. They really have beautiful kind hearts and they are very fit for the management team here, they will definitely make sure they go above and beyond and help you with anything that you need. I just want to make sure that whoever is looking at reviews and deciding if this is the right place for them, look no further this is your sign. You will not be disappointed and Kwanna and Antoinette will make sure they will take great care of you. The property is very well kept, and the landscaping is beautiful with new upgraded appliances. Please trust me and decide to make sure this is your new home. Have a great day!"

"i don't like leaving bad reviews, but i really, really wouldn't recommend living here. unsafe, no maintenance, and communication is lacking. in the year i lived here, we had two major maintenance requests that were never fixed, including a leaking (not a drip, i'm talking pouring water) bathroom ceiling and a flooring issue that was determined to be a potentially dangerous subfloor issue. we put in maintenance requests, and multiple times, maintenance came by, looked at the issue, said they didn't know what to do, marked the work as complete, and left. we got the office involved, but nothing happened in terms of fixing the issue. after a year of not fixing two major issues, when it came time to renew our lease, we found out our rent was being raised. the office does not pick up the phone, and is often empty. we've had appointments scheduled, only to get to the office and it be closed. they do not communicate– we've had the water shut off without any notice– unless they're talking about fining residents. even those communications are vague and misleading. i always, always paid rent on time. but on several occasions after paying rent, we'd get emails from legal and warnings posted to our door about failure to pay rent. the entire time i lived here, the amenities were inaccessible. the gym is only open during office hours... when you're at work. there were issues with mail where it couldn't be delivered for weeks. we never received access to the pool. it's also SO unsafe. my catalytic converter was stolen– so were other people's. someone got into our building and stole packages and bikes. someone was SHOOTING under my roommate's window one night. cops are called regularly. management was informed of these issues, and didn't do anything to let the community know. unsupervised children are often running in the parking lots, unleashed dogs are loose around the complex, and trash and furniture overflow out of the dumpsters. people smoke in the units. bugs are everywhere. two starts for the location and price, but not worth it."
