"University Court Apartments is TRASH. Stay away. Here's the only two Positives I'll mention about living here. 1: The convenience of living near a supermarket, a train station, and many restaurants can't be denied. 2: The Maintenance people seem to be the only people who actually care about the residents here. Negatives? So many that they undercut the positives. Noise: For the noise alone, this is one of the single worst places that I've ever stayed at. Whether it's dog noise, outside noise, or noise from the other residents, don't expect to have a peaceful time here. And there's not even remotely any sort of noise insulation, so you too can hear things such as couples arguing with each other, a man threatening violence against his girlfriend, and a father hitting his child. Bugs: Expect beetles, roaches, and fruit flies, just to name a few. And don't expect the management to actually take any preventative measures to prevent these bugs from getting into the building in the first place. Theft: If you don't want any of your packages stolen, do not stay here. And don't expect the management to do anything about this either. Safety: Just barely any safety. Without going into specific details, I can recall at least two instances in my time here of people either being threatened or actually attacked. The Building Itself: This building is in terrible condition. It is dilapidated from the inside and the outside, and is in desperate need of a renovation. Parts of it are literally falling apart. Heating problems, electrical issues, water leakage. The laundry room alone looks like it should be condemned. On that note: Laundry: If the idea of having to use quarters and making the effort of finding quarters (which has only gotten harder) in the year 2024 to do your laundry every single time doesn't feel good, find someplace else to live. But one of the biggest issues with living at University Court Apartments is the "rent manager", Dee Dee Galarza. I had considered not mentioning this person by name, but given that multiple reviews on Google specifically mention her (and even the other residents I've spoken to!), it would be remiss of me to not do the same. Dee Dee is rude, does not listen or care about what happens here, cannot honor the most basic of requests, and only does the bare minimum of the job, which is trying to get your money. A See You Next Tuesday level of a person who does not deserve this role. And from multiple conversations with her, this person likely had little to no experience as a rent manager in the first place. I could even say that the Maintenance people are each more qualified to be a manager than Dee Dee is. University Court Apartments is not worth your time, not worth your effort, not worth your sanity, and absolutely not worth your money. The dorms at the University of Buffalo campus less than a mile away from here are probably better maintained and managed by someone who actually knows what they're doing. Now if anyone from Asset Living happens to be reading this: The fact that University Court is in a nice, convenient location but has so many issues that it has a (as of this review) a 1.8 on Google Maps should be cause for alarm. And as for your current rent manager, consider hiring someone who is actually willing to listen to and solve the residents' issues, and not a glorified accountant."

"Do not live here. This building quality is poor and unsafe. I used to live here and the roof was falling down and hit my neck. The maintenance people said that this building is pretty old and the similar issues happened several times in other apartment in this property. Save your life, do not live here . RUN!!"
"Do not live here. I stayed through dental school and residency, too busy to move. Management is unresponsive to complaints, even though I only requested maintenance twice in 5 years. Left the place in perfect condition, have video evidence, they still kept a chunk of my security deposit for profit."
"Great place for thieves to live in. If you want your packages to be stolen, live in this place. Multiple times were reported from neighbors. Manager do not want to take any action saying there's nothing they can do. Great place to live in if you want free packages."
