The Arden Apartments

"I have lived here for over a year. Only reason I give it more than 1 star is for the location. It’s walkable to everything in NoDa. Other than that, I unfortunately don’t have many positive things to say. The management (Gingko), as stated by another reviewer, is nearly impossible to get ahold of. Their phones go straight to an answering machine and you’re lucky to get a call back. They also pride themselves on their “24/7 resident portal” but don’t bother sending a message through there — I sent multiple messages through that portal to management and they claimed they didn’t even see them?? Over the summer I had to ask them to spray my apartment for pests for ~2 months straight before it was finally done. They only got it done after I left a review on the management’s site. Then I was told that the reason it took so long to get my apartment treated was because they didn’t even have a pest control company contracted. The other big issue I have here is maintenance. I opened a service request to fix my ceiling fan because the screws were coming loose and they marked it complete without even doing anything/entering my apartment. Additionally, they maintenance team always leaves a mess. Each time they have replaced my air filter they have left huge clumps of black dust from my air ducts all over my apartment floor along with what appears to be drywall dust. I Can understand a few missed bits of dust but I promise you they did not even attempt to clean it. Just today someone from maintenance came to unclog my shower drain and they removed part of the drain and just left it on my bathroom floor without replacing it. On top of that, they left a bunch of crud that came out of my shower drain all over the floor of my shower. Again, zero attempt to clean up even a little. I feel like the things I touched on above are the absolutely bare minimum things that an apartment complex should provide. Especially since I’m paying over 1200 a month for a 395 sq ft apartment that doesn’t even have a closet, I feel like I’m not asking for much."

"New management GINKGO Res. is impossible to reach, making it impossible to get my lease takeover completed. I am looking at paying 2 rents this month because of their lack of cooperation. I work in the leasing industry and this is unprecedented."

"We have lived here since September and have found it a good value for the location. It is decently maintained and the maintenance team is responsive. The finishes are not top of the line but perfectly acceptable for a couple in their early 20's. We love being in the heart of NoDa and walkable to bars and restaurants."
