"I moved into Bainbridge September of 2021. The process of signing our lease and getting the keys were fine. The apartment themselves are nice. When we got the keys and went into our apartment there was some cleanliness issues for example lots of paint splattered on the floor from the walls, the prior tenants hair left around the apartment and shower also had hair and a ring of dirt left around it. Wasn’t too big of a deal the cleaning staff just was slack. So we cleaned up after them. We went on vacation the next day after move in. It wasn’t until we got back and were finally getting ready to unpack and put our kitchen stuff away that we saw that the cabinets had hair and the shelves were stained and dirty with the prior tenants utensils still left in there that I really knew the cleaning staff did not properly do their job. I contacted leasing office and sent them some emails since it can be hard to get someone on the phone. I dealt with Harvey on the situation as I feel we needed some type of appeasement for our troubles and he assured me they went it to “re-clean” and he would see what manage could do for me. After days of waiting and playing phone tag I called and finally got Harvey and the verdict from management was a gift card or wine lol. My options were gift card and wine for the turnover of my apartment being careless, rushed and unsanitary while still in a pandemic. Needless to say any chance I get to review the property on any platform it will be to share the lackadaisical job and reconciliation on this issue and share these photos."
"This complex is now going by Ventura Research Park. My significant other and I endured two years at Bainbridge Research Park, and the overall experience was far from satisfactory. Despite the appealing showroom, the apartments and the building seem to be a rush job and cheaply made. The walls are super thin and the flooring is cheap. One major frustration was the package delivery system, operated through an unreliable iPad app named Luxer One. The system consistently malfunctioned, especially in sunlight, leaving residents without a reliable method to retrieve their packages for weeks at a time. The lack of a proactive response from the staff only exacerbated the problem. Entry into the main manor building was a problem. Persistent issues with key card access and malfunctioning doors persisted, often inconveniencing residents. Maintenance concerns within our apartment were apparent from day one, with inadequate cleaning and repairs that should have been addressed before our move-in. Communication with the office staff proved unproductive, with our concerns seemingly dismissed. The cleanliness of communal areas was neglected, leading to unpleasant odors and unaddressed sanitation issues, including instances of dog feces and urine in stairways and halls. The halls smelled terrible weekly to the point it would be embarrassing to have visitors and they are subjected to the smell until they reach your apartment. The outside grounds hit a decline right before I moved out where there would be so much dog feces in the grass that if you stepped in there you are 99 percent sure to have some on your shoes. Security was another significant concern, with frequent car break-ins and stolen packages. The management's lack of resolution, particularly in collaboration with the Luxer One service was pointless and unaddressed. While the unit itself had positive aspects, such as a spacious balcony I was lucky to miss the flood issues many others had. The overall property management experienced a decline in effectiveness after an initial turnover from the staff when we first moved in. The most recent inexperienced property manager, Alexandra, was often unavailable and lacked urgency in addressing resident concerns. The final straw is now during our move-out process in September. Despite assurances of the deposit being processed, as of December, I have yet to receive the check. After calling once a week for the past 3 months the new property manager last week assured me she would get it taken care of and communicate with me. I call two days ago and she has left for holiday. This adds to the list of grievances and reinforces my recommendation to steer clear of this property and whatever it will now be called since they have switched management which is an indication. I advise you to explore alternatives and avoid the constant issues of this complex even if you have to pay extra elsewhere because the area is also getting worse and unsafe."
"Please avoid this place at all costs. My fiancé and I have been living here for almost two years and I don’t even know where to begin. Don’t let the nice show room apartment fool you any, these apartment buildings are very cheap. When something breaks you’ll be hard pressed to have it fixed anytime soon. Example: Their package delivery system. It’s an open room with shelves (not lockers) and the only way to get into the room is to interface with an iPad mounted outside the door using an app called Luxer. The iPad NEVER works, on days where there’s any sun light the iPad over heats and is unusable. Staff / property manager does nothing to fix this. No alternative method to receive your package other than to wait, and try every day. This can be the case for WEEKS at a time. On this same note this applies to entry into the main manor building where my Fiancé and I reside. The two entrances closest to our apartment have always been busted in some capacity. Whether that be the key cards not letting us in the door, or the door remaining locked from the INSIDE making it so we can’t exit using that door, at one point the locking mechanism was torn off one of the main doors and remained in that state for months before it was ever addressed. As for our personal apartment… day 1 was a solid indication as to what we could expect. Hardly anything was cleaned / wiped down properly after the previous tenants left. Dust, dirt, and grime in every room. Kitchen and bathroom drawers having sticky residue, and hair. Our guest bathroom faucet was pulled away from the wall needing repair when this should have been addressed after the previous tenants left. Our first week here maintenance walked into our apartment and was shocked to see tenants in here leading me to believe nothing in our apartment was properly addressed / taken care of before we moved in. When bringing these concerns to the office staff it felt as if we were dismissed right away. This is a very common theme. In July of this year our unit began to flood with water pouring from our fire alarms, HVAC, light fixtures, sprinklers, and from behind our walls. We could not disable the fire alarms while water was pouring through them. We have two cats we ended up having to pack up and evacuate. It took 45 minutes for maintenance to respond to our call about the issue there was zero urgency when he arrived, walked in for 3 minutes and left. Only to take another hour or so to return and address the issue. After speaking with our neighbor upstairs we learned their sink DROPPED through their vanity and cause a pipe to burst which flooded our apartment. What ridiculous is this IS NOT THE FIRST TIME water has poured from our ceiling. Other times included water pouring from HVAC, Light fixtures, sprinklers, and from behind our mirror bathroom mirror. At the end of it all we were told there was going to be a crew to come in and dry / patch up water damage caused from this incident. They never showed up, and the work order showed (complete) in our portal. Which is also a common practice for this team here. I’ve made SEVERAL attempts at trying to contact the property manager and have been unsuccessful. Attempts include email, telephone calls leaving voicemails requesting call backs, and even in person visits (it’s rare you’ll actually get to speak with someone at the office when you need to) we’ve lost all trust and faith in the maintenance and the management at this property. Roughly 2k a month for our floor plan just to deal with problems like this. Keep in mind these buildings were put up in 2021 it’s absurd we’re having these problems and not having them addressed. Please head my warning and avoid this place at all costs."
"my daughter lived her for 2 years and nothing short of a horrible experience. the apartment appears to be nice but once you move in you see how cheap and poorly it's made. her ceiling flood in the first unit and in the second unit the washing machine was leaking onto the floor from upstairs. High turnover rate from leasing consultants so your billing statements will be all over the place. Poorly made property my daughter neighbor apartment was broken into they didn't alert anyone in that building. not the safest place in my opinion and definitely overpriced. Walls are thin you can hear when your neighbors are having fun, I wouldn't recommend this campus to anyone."

I have lived here for almost 2 years now, and I have never felt more at home. I want to give a special shoutout to Autumn, who has been instrumental in helping me with my concerns. She is always prompt in responding to my queries and has gone out of her way to ensure that any issues I had were resolved promptly. I appreciate her friendly demeanor and willingness to help. The facilities here are fantastic, with well-maintained amenities and beautiful landscaping. The gym is well-equipped and always clean, and the pool area is a great place to relax and unwind. The maintenance staff is always prompt and courteous, ensuring that any issues are resolved quickly. Overall, I am extremely happy with my experience living at Bainbridge . The management and staff genuinely care about their residents, and it shows in everything they do. I would highly recommend this complex to anyone looking for a comfortable and welcoming home, and again special thanks to Autumn who is very responsive"
