"I lived here for 3 years and moved out in August and would never rent here again or recommend it. This place consistently would not have hot water in the winter, there was construction happening all three years I lived there, and they had inconsistent WiFi. I was on a waiting list for two years for a parking spot but they never had one open up. They also took the entirety of my deposit and charged me extra due to painting, even though it’s common practice that after someone has lived in a unit for three years that there will need to be a new coat of paint done. There was also a deceased person found in the lobby in December 2020, but the managers never informed us that was the reason that the lobby was closed and police were on scene. There were also issues with domestic disputes and a man attempting to break into the unit near to me, so Richmond PD were called frequently. There were packages routinely stolen from tenants as well. I could list even more issues with this place. The reason I lived here was because I was starting my PhD and the location was close to MCV and the rent was low; however, there are no other redeeming qualities about the place."
"We stayed here for a year. The apartment is well maintained, the units have new appliances, the heating cooling system works very efficiently, the washer, dryer and dish washer is pretty big in size. They are very prompt in their service. However, one major drawback I find is that the windows of the units (at least the ones which faces the E Main street) do not have proper noise insulation. In fact it is so terrible at times, that the loud cars and bikes on the street will make you feel that you are sleeping right on the street. These car sounds make the windows shake terribly, leave aside how it is in the time of a storm! Also, the windows cannot be opened so there is practically no ventilation in the unit, which gets very suffocating during cooking. Location-wise this apartment gets some cookie points, as it has a GRTC bus stand, PULSE bus stand and the amtrack station within a few-mins walking distance. This has helped us so many times while availing early morning or late night trains. There are multiple restaurants around the place, a USPS post office a few blocks away, a grocery store (Farm Fresh) and a CVS pharmacy within 15-min walking distance. The rent is slightly on the upper side compared to some of the other apartments of the area, but I think with all the utilities included, it was reasonable (until they hiked the rent by more than 8% right after the first year, and that too after excluding the internet from the rent :/ )."
"I moved into apartment in November of 2021 and have experienced several issues. I am not planning to renew the lease I wanted to terminate the lease without paying two months rent advance after a water leak that happen this month of January 2022. Tenants at apartment complex been without hot water for at least a week because hot water pump failed. There is also excessive noise from the tenants above me. I been having issues with with water drying out my skin the landlord knows all about my issues and they have not been resolved. Would not recommend this apartment complex I'm looking for another place I am very disappointed was expecting to not worry about issues with apartment."
"This property has not had hot water since Friday, January 21st. The water is actually freezing, not even lukewarm. I have called emergency services on Saturday, January 22, and Sunday, January 23, and the representatives have been less than helpful. There have not been any emails from management this weekend regarding the lack of hot water or any reassurance that this issue is being taken care of by maintenance. The temperatures this weekend have barely reached above freezing. I have emailed the property manager of the Exchange Place three times this weekend with no response. I am at the end of my rope with the lack of hot water, the lack of accountability from the property managers, and the lackadaisical attitude of the property manager and the maintenance team. To not have hot water in Richmond in this day and age is unacceptable."
