"I have lived here for over 4 years. Our new manager, Amanda, has made a huge difference in our lives. She is responsive, friendly and helpful. The entire “dream team” is superb. Management starts at the top, and Amanda has changed our atmosphere enormously. We are even getting a brand new dog park, which some of us have been wanting for many years. Prior managers have always shot down that idea. Amanda immediately went to work on it, as well as more important issues like security. Everyone here, residents and staff alike, are happy, and living here is now a wonderful experience."

"If I could give this place a BIG 0 rating I would! The management here does not give a hoot about their residents let alone their own employees. They have had several people come in and out all within a few months. Always security issues, poor communication and low satisfaction. I’m not sure what the new management is doing either but they always try to find new ways to grab money from you for no reason. Lots of residents go without fixed issues and poor amenities. Mariela the leasing agent seems to be very incompetent as I had a horrible experience dealing with her due to her poor communication skills as well as Elton. Their leasing team all seem to be very ingenuous. I will never bring my folks to live here. On the outside it looks great but beware of what lies within."
"Overrated & Overpriced We opted to move out after our 18 month lease ended rather than renew at an extremely jacked up monthly rent increase. Yes, the community has many shiny bells and whistles that’ll draw you in. But renter beware. During our 18 month stay not once did our a/c properly work. After numerous complaints prior to the summer months (beginning in March) we were given excuse after excuse as to why the a/c could not be inspected. And once the property management inspected the HVAC system we were told that the compressors to the building were shot. However even after those repairs the a/c unit still would not cool our place down. But the maintenance lead (Daniel, who is no longer working there) would give us a song and dance, pull out some temperature reading gadget and show us a register reading of 65 degrees (note, it should be cooler than that to produce sufficient output to cool the unit) and dismiss our complaint. The force of air coming out of those registers was lackluster to say the least. IMO the apartment units were built with undersized and underpowered a/c units. And I suspect that because this is a 65+ community the property and maintenance staff would talk down to (bully) the residents with their song and dance excuses and dismiss residents complaints. Suffice it to say our a/c issue was never resolved and we suffered through the heat and humidity of the summer months in Fairfax. We purchased two portable a/c units at our own expense just so we could live in comfort. I also observed that many other residents slept with their balcony doors open or had portable a/c units as well. So we were not the only ones experiencing this issue. So if you like extremely high electricity bills or living miserably in the summer heat and humidity, then this is the place for you! I also found the property manager (Chasity, I think she was recently reassigned or got canned) would give complete lip service to residents but really didn’t take much action. There was also an incident involving an “intruder” (non-resident) who snuck into Building 2 who spent the night in the community room sleeping underneath the piano before being reported. I had learned about this from another resident. However this incident was not broadly communicated to all residents. I had written the property management voicing my concern and dismay of the lack of communication. I even suggested that they can use this situation as an opportunity to remind all residents to ensure entry doors are properly shut and not allowing strangers to piggy back off entering or exiting residents for everyone’s safety. My message to management was never acknowledged or considered. Rather this safety concern was swept under the rug. Old people, they’ll forget this ever occurred. Mind you, we are in our early 50s living with an elderly parent in her 80s. So we were quite able to clearly observe the lack of attention by the staff. And oh, the free breakfast is supposed to be a perk living at overture. At first it was nice that breakfast service was Mon through Fri rotating hot and cold meals. Then it got paired back to 3 days (M-W-F) with an “expanded” menu. It really wasn’t expanded at all. And now they are rationing portions by limiting what can and cannot be taken and consumed. And while there is free hot chocolate, coffee and espresso, the hot chocolate mix routinely runs out and the staff locks the machines daily at the end of the day (5 pm-ish) so you can’t even enjoy a late night cocoa. The amenities are pretty nice and the shuttle service provided is convenient. But I stand by my advice — Renter beware — test out the a/c unit before signing a lease."
