"My experience at Avalon Mosaic in Fairfax was nothing short of a nightmare. The management's decision to charge us over $1,300 for carpet replacement was bewildering, especially considering the minor stains that we believed would be covered by the optional move out cleaning add-on service they offered. It turns out, their cleaning service only covered surface areas like countertops(they told us this after we paid). On top of this, the maintenance request took over two weeks before addressing our issues (our washing machine, AC, Toilet leak) due to being understaffed (which is on the Avalon for under staffing their team; the Maintenace workers themselves were really pleasant and helpful ). It felt like there was always something broken every month in the apartment complex itself, ranging from the garage elevator to the main building elevator, despite the hefty $500 we shelled out for amenities. The financial burden didn't stop there – a non-refundable $500 pet fee plus an additional $50 in monthly pet rent. In the end i paid 2k for a pet i already had. To add insult to injury, the parking fees were outrageous, with $75 for the first vehicle and a staggering $150 for the second. Crunching the numbers, it translated to approximately $5 per night to park the second car, equivalent to the guest parking rate. I would strongly advise potential residents to consider my experience before committing to Avalon Mosaic, as the location, while convenient, hardly compensates for the exorbitant fees and persistent maintenance issues. Also, a quick Google search for news articles on Avalon Mosaic in Fairfax will reveal additional details i will not add here. If you do decide to sign a lease, make sure you take pictures of EVERYTHING before and after! And get a GOOD renter's insurance please."

"PROS: Really nice location, close to restaurants and shops. The apartments are generally pretty nice as well as the amenities are nice. Maintenance staff is responsive as well. CONS: The finishes in the kitchen (expect countertops) are cheap and appliances are really low quality. There is an ongoing trash management issue (smells like landfill in the halls and around the building occasionally). Make sure you take good pictures of your apartment at move in because management will charge you for everything (including made up things) so there will be a little back and forth to get your deposit back."

"I’ve lived at this complex for about a year and a half and have had a pretty stellar experience so far! The customer service, especially from Tamana, is fantastic. After about a year at one apartment unit I wanted to transfer to a bigger unit and she made what I thought would be a very stressful process absolutely seamless. She is extremely knowledgeable and gets things done. I feel so lucky to have her in the building!"
