"Just visited my cousin who resides there, was a beautiful place to visit and live"
"Lmao do NOT live here in this complex or honestly any Akelius property. Just got an invoice saying I owed them $400 for flooring to replace 56 planks when I was told by maintenance that only 5 (if that!) would need to be replaced due to small scuffs from moving in. WHOLE TIME they had used a bill from another complex to charge me when I had asked for the invoice and documentation. They will gladly try to clean and spruce up the apartments on your dime. Before that, had roaches coming in my apartment on a frequent basis and they blamed a “change of seasons” when I asked about it. Asked for them repeatedly to come and fix my shower to keep it from leaking, they never did. Now trying to charge me $350 for a regrout caused by their negligence. Also had a leak over my washer/dryer and was sent many emails saying they would come, but never did and never gave notification when they would be coming. I have all the receipts and emails and cannot WAIT for this company to lie about something else here. Also was called a “fat boy” and a “problem” by the property manager here when I asked them why the cleaning staff didn’t get Christmas and Christmas Eve off from work given that they overwork her for the short time that she is there. Another tenant can corroborate this happening. If you had ANY questions at all, they were unhelpful and incredibly slow to respond to anything. On top of that, the property manager was inexcusably rude about any and everything once you signed your lease but appears to be friendly and nice before that — these people do not care about you or your living space at ALL! Wish I would have listened to the other reviews I read before selecting this as my apartment for a year, but you live and you learn unfortunately."
"TL;DR Apartments are lovely but old building with old building problems. Zero parking. Neither the apartment management nor leasing office offer much support to tenants. You are a rent check. The apartments are lovely in general with nice finishes and a lovely view of Rock Creek Park but the building is old and comes with old building problems. In the year I have lived there, the water was shut off at which point I got a Britta because the tap was unreliable; the electricity went out costing me an entire week of groceries because nobody checked that, once Pepco finished their repairs, that the individual apartments electricity was working again; the trash chute is out of commission and no anticipated fix date which is a pain when you live on an upper floor; the elevator lights have not been fixed since I moved in; there was a roof leak causing a giant water spot and mold that has been taking weeks to repair because maintenance does not come when scheduled. Further, there are bugs - I had ants, stink bugs, and a TON of cockroaches, like the giant kind. Last count of 3 when I moved out. There is zero parking and zero assistance from management to figure out parking when moving in which is challenging with a 12-foot truck. Actually, there is very little assistance from the management company in general. I have been having an ongoing issue using RentCafe and it is still not resolved since 4 months ago causing me to pay extra fees every month. Finally, maintenance, while nice, hard working guys, are overworked with very little autonomy to problem solve unless it is the cheapest possible fix. I had an issue with my door lock and they were fine having me unable to get into my apartment for 8 hours (btw, no one offered me a bathroom or water during that period). My drier does not dry and their solution was to vacuum something? Still not really working well. And they dont show up when scheduled. IDK maybe I am picky but I expect a little more when I am paying $2300 a month and the building only offers a roof deck."
"As a three-year resident of the building, I am proud to rate my experience five stars! The management team is very responsive and accommodating, especially Recita Wood, who has facilitated my stay year to year. From maintenance requests to custodial services, living at 2900 Adams Mill has been rewarding and hassle free. The individual unit amenities and view of the park/zoo is unmatched, especially compared the rent price. And what the building lacks in communal amenities (gym, pool), it makes up for in the array of residents it has manages to attract and retain. Many are interesting conversationalists and intentionally considerate neighbors, I've found. Eager to sign my fourth-year lease. Come join!"
