"DON'T SIGN BEFORE READING THIS. I lived at the Elms of Arcola for 3 years. Never missed a rent payment. During the time, it was pleasant. It doesn't matter. When you move out... Not only will you not get your deposit. They will nickel and dime you for everything. DON"T LIVE HERE. They are so cheap when you move out and you'll be billed for every inconvenience. "We have been here for almost 5 months now and we love it the apartment is great I love my space and the community is quiet. The staff is always friendly and helpful if you need anything. I love the pool in the summer its not over crowded. We really do enjoy living here."
"When I lived there, service guys were very helpful and whenever I had issues they fixed. But after move out they charged for carpet replacement, although we had no pets, carpet was just dirty since we lived for 1.5 years(no pets). There was stain on the carpet even when we moved in (it was mentioned in the move in sheet). When I called the office, they showed that in the lease they include this language: "If the resident living 1 year, they will be charged for 80% of the carpet replacement" So please add the possible carpet replacement cost in your budget living there. I talked to both Asst. property manager and Property manager. Although we had difference in opinion, Asst. Property manager tried to explain properly and she suggested I can talk to Property manager if I want. But Property manager was very rude while talking, she doesn't behave professionally. I requested to send an email describing how she came up with carpet replacement cost and asked when she will be able to send, she said she needs time since she is not a "super woman". Also When I asked why they didn't reply previously, although someone from the office said she would get back next day, she said they have better things to do, replying my email is not their job. She also saying she will end the call. Property manager told me she charged only around 20% of carpet cost as a courtesy, if that't true, they can charge anyone 80% of the cost (which is around $1500). So make your own judgement while signing lease there. They also charged me for cleaning ($200), although it was almost clean."
"While my stay for over 2 years was pleasant, the move out has been something I never experienced. The most greedy Leasing Complex I ever lived in. There is no Wear and Tear concept, they take every single penny for ridiculous reasons. I did not get my deposit back, it seems they apply the same strategy to every tenant. I had exactly the same outcome as Shadina Pennybaker and the apartment was left spotless. I have to say, my son who was a student sharing/living in a Complex for almost 2 years in Blacksburg, got his deposit back! Imagine that!"
"I just moved out. I loved the apartment, and the staff was great, but when they sent me my final bill I was charged 200 for cleaning and my apartment was clean. I was sent photos that didn’t prove their point. I was also mislead on the carpet cleaning. I had set up service to get the carpet clean but was told by someone in the office that they could clean it for $145 and it would be taken out of my deposit. I was charged $200 and was told that the cleaning was 145 and up after I was charged. I was told the carpet had stains but the photos were never produced. I was then charged 149 for water and sewage. I understand that it was about a month behind, but even if it was 3 months behind it wouldn’t have been $149. I was charged to turn over utilities that turned over myself. They tried anything to keep my deposit and they need to be investigated for that. Please see the photo that was sent to me to prove that the apartment wasn’t clean!!"
