"Really and truly hate living here. Rent went up $258 in one year and it’s not worth the price point. I moved here 3 years ago because the townhomes were allowed grills and now we are being threatened with a fine if we don’t get rid of them. What do I get for my extra $258? a ridiculous fence and TWO grills to share between hundreds of residents. This does not feel like home to me. I have felt nothing but stress since Eagle Rock took over. Edit in response to Eagle rock: What’s the point of leaving your contact info when I already have it. Even if someone does answer there is nothing Eagle Rock will do and don’t bother with corporate because they are literally only paid to tell you “someone will Call in 20 min” are you going to lower my rent? Are you going to give me back my grill? They stole people’s property and charged fines for every item taken. People have been living here for years before Eagle Rock took over with no issues and now they are trying to push us out by Nickle and Diming us so they can renovate to charge more money to newer tenants. As of October, in addition to my extra $258 a month I’ll also be made to split the water/sewer/trash bill with the other tenants. This is triple my cost of living raise and I’m lucky, Not many people get a cost of living raise so I can only imagine what my neighbors might be going through. My suggestion, if you’ve made it this far don’t even consider a property run by Eagle Rock."
"My finances have changed, and i may not be able to afford the rent, along with my high car payment, and other bills. I enjoy living here, but I moved here on an emergecy basis and I moved from a 3 bedroom duplex with a basement, with my own washer and dryer, to a small 2 bedroom unit here, with coin op washer and dryer, so the transition was and is a big change for me. The apartment is really too small for my family, but we are making it work. I've also had some issues with my (new to me) car, being scratch, and unable to determine if the scratches were intentional, or a mistake. I dont like that the doorbell has been working on and off since my residency began, which delayed me recieving important packages at the time of delivery. I do however, like the pool, dog park, and park area, and I appreciate that Eagle Rock keeps the property clean. The Office Staff are amazing, however some of the maintenance guys are not so friendly. The parking is good, and I appreciate the handicap sign; since I am dIsabled and handicap, providing me closer access to the entrance. Its a nice quiet environment, and the neighbors are nice. "Dealing with Eagle Rock since they took over from Pine Hill has been a nightmare. There was no communication at all during the management change which resulted in there not being anything "in my file" which turned into a huge hassle come time for lease renewal. The on site management made no attempt to address the situation prior to that which resulted in my being blindsided by multiple policy changes because they only emailed the notices of changes. Since my file was “basically empty” according to the on site management, they didn’t have an email address for me and I therefore never received any notices about changes. Even after providing the very basic information they needed to “put me in the system” it took an additional 2 months or so before I actually started receiving communications from them. Also during this time there was several maintenance issues that needed addressing and I was told to “open a ticket in the tenant portal”. Something I did not know existed, and did not have access to, because I was never set up for access to it by management. Eagle Rock has increased the rent by $200+ every year. This is despite the quality of life going down since Eagle Rock has taken over. The laundry room in my building has not worked properly in the 2+ years they've been in charge even though multiple service tickets have been opened about it. The building I'm in was also subjected to a malfunctioning fire alarm system for about a month straight. So 24 hours a day 7 days a week for a month straight all the tenants in the building endured shrill screeches every 30-60 seconds from the building alarm system letting us know it was malfunctioning. But hey, at least we have brand new fences nobody asked for and some new paint on our apartment doors. Management has repeatedly lost the paperwork for things that need to be "on file" and then harassed me to fill out forms a 2nd or 3rd time after they lost it again. Documents such as vehicle information, proof of renter's insurance, and pet vaccination status. Some of which constitute a "penalty fee" if I "fail to provide one". My vehicle could be towed at my expense if the information isn’t on file. My pet could be forcibly removed from the property if the vaccination status isn’t on file. Eagle Rock tried to force me into electronic documents and signatures despite the fact that there is a legal consent form on the website they send you to that says it is the tenant's choice and you can request a paper lease. I have had to fight to get a "paper" copy both times now which was a PDF emailed to me instead of an actual paper copy. Both times it contained errors which needed correcting due to inaccurate information. Getting the corrections is an absolute pain because the on site management can't even see the lease. I don't blame the on site management for the errors, it's the absolutely terrible tools they are forced to use by Eagle Rock. Eagle Rock also tried to tell me I wasn't allowed to opt out of being used in their marketing materials, despite the fact the consent form buried in the middle of an obnoxiously large lease (it's over 40 pages long) specifically says I can opt out. To the credit of the on site property manager, Kisha, she fought Eagle Rock on the point saying they were legally required to allow me to opt out. Eagle Rock also appears to be engaging in review manipulation. As of 2023 they have only owned the property for ~3 years and yet they somehow have positive reviews from up to 8 years ago when the property was owned by an entirely different company, Pine Hill Gardens, on their website. Additionally, in the newest lease they are attempting to sneak in an "anti-disparagement clause". To the best of my ability, that should be outright illegal under the "Consumer Review Fairness Act of 2016". Basically they put a paragraph into the lease that says you're not allowed to leave bad reviews. So if there’s a suspicious lack of negative reviews, now you know why."
