"I have lived at Gladstone for a year now. I still tell my friends and family about how much I love this place so I figured it is time to leave a review. The location is great - personally, mountain view gets me anywhere i need to go so that’s a big bonus. I am a fan of the floor plan - love it. Having a garage to park in makes a world of difference in the winter. The views of the mountains bring such peace. Hope & Madi in the office are always a pleasure to work with! The maintenance guys are friendly and moving around the grounds daily working on stuff. Landscaping is on point in the summer. Snow is plowed and shovel quickly in the winter. I love that we have recycling bins! Occasionally a neighbor might park a little weird but they are never there long and easily something i can choose not to be annoyed about - can maneuver around - when comparing it to all the good. All around my experience living here compared to experiences i have had renting elsewhere, Gladstone wins by a landslide. I genuinely enjoy calling this place my home. ⭐️⭐️⭐️⭐️⭐️"
"If you can afford it, STAY AWAY FROM THIS PLACE, you’ll regret having signed that lease before your term is up. I’ll just bluntly put this, this has been one of THE WORST renting experiences I’ve ever had over the last 15 years. It stems from the incompetence of their on-site management team, their lack of customer service & the overall poor quality of the units. BASEMENT FLOODING is a regular occurrence here. They have a very high turn-over rate with their on-site maintenance team, so don’t expect problems to be resolved in a timely manner. For example: I reported that I HAD NO RUNNING WATER at the start of their office hours on a weekday and NOBODY got back to me for over 24hrs. In my first unit here, during the entirety of my 1 year lease, I never had maintenance actually show up to resolve my issues. Due to my work being close, I resigned thinking it’d get better, but I’m Now in my 2nd unit here. On my initial move into an almost brand new unit, I noticed my allergies were acting up so I did some cleaning before I started moving in. I ended up cleaning for over 6 hours and I proceeded to fill my vacuum up 3 times to the brim full of dog hair out of the carpet. This was ONE DAY after they had professionals “CLEAN” the unit. When expressing my issues with this, I was patronized by upper TREO management that what I went through, and getting 3 vacuum loads of large dog hair was “NORMAL.” Again, this was ONE DAY after the professional cleaners went through and cleaned the carpet. I went and checked the air filter, it wasn’t changed out at all. (I’ve attached pictures). I didn’t even have a working garage opener for almost 2 weeks after my initial move-in date. it felt like NOTHING WAS CLEANED or REPAIRED or READY for me to move in, but they made me sign a legally binding lease before I could even get the keys to walk the place. I still haven’t even gotten my deposit back from my prior unit. And just the way the office managers treated me when expressing my concerns was them patronizing me and telling me, “I’m picky.” These units were built by Garbett Homes, and They never fully finished the units, such as missing blinds in the bathroom so your neighbors upstairs window overlooks directly into the shower and can see your naked body, or watch you as you use the restroom. But instead of TREO management stepping up to cover their parent company GARBETT HOMES building oversight, they try pushing those inconveniences onto the renter saying I have to cover costs for the missing blinds. The phase 2 buildings aren’t very energy efficient either, they have bad insulation for pipes, ( yup they’ll freeze, even if your in house Thermometer is set for 65°) & keeping the unit heated is more cost intensive than the prior phase 1 unit I moved out of. MY FURNACE IS ALWAYS RUNNING. The doors have 3/16 gaps where outside air / bugs can just freely go into the unit. The first time I even used the dishwasher in the phase 2 building, it FLOODED MY KITCHEN. Guess I’ll just be handwashing my dishes due to reasons mentioned above. The prior tenant also had a pet that caused damage to the unit, and that damage wasn’t fixed before I moved in, and still hasn’t been fixed months after. This has been a NIGHTMARE, and the pricing of the unit doesn’t make me feel better. There are superior options available for the price point for less hassle. And even amidst all the issues I was coming across with the unit, the management team were very uncompromising & unhelpful until I threatened legal action. Don’t expect any CUSTOMER SERVICE from these guys, they treat you like any issues you have in the unit are because of you, and they’ll do everything they possibly can to not just resolve issues, and drag things like lease issues out for months. Thats been my experience so far living here for 1.5 years. After this 2nd lease, I’m never signing with a property managed by TREO or trusting anything with GARBETT HOMES on it."
"BEWARE RENTERS!!!! This GLADSTONE PLACE APARTMENTS IS THE WORST APARTMENT AT ALL!!! GUYS, don’t ever rent out here. They want your money without letting you know! They told us that we could get our deposit back after 30 days! But hey! They lied!!! They will do whatever they want so that they could hold your deposit and not getting it back! This Apartment has no Cameras at all!! This place is not safe! Our 2 Vizio TV’s 65 inches and 2 set of subwoffers got stolen and they couldn’t help us! This Apartment SUCKS! DO NOT RENT HERE or else its your loss."
"Renter BEWARE. I moved in June 2022. When we initially moved in we had several items that needed to be addressed. There was light staining on the carpet stairs. Not super bad but enough that we didn’t want to get blamed for. “Which we did” There was also the vinyl glue flooring sticking up in the middle of the living room. And needless to say shotty patch work. No issues when we lived there, other than our neighbor would park repeatedly in the no parking zone and would inhibit me from pulling out of my garage. After multiple points of contact and communication to the towing company and front office no action was taken. Fast forward to the end of our lease, we moved out three weeks before our lease end date. My wife was eight months pregnant and we wanted to have plenty of time to clean the house and move into the new home before she was due. She scrubbed the walls and was on her hands and knees making sure that it was spotless. We dropped off the keys and walked property with maintenance and he gave us verbal confirmation that everything was good as well as the front office. Surprise, surprise, he no longer works there. And come to find out FIVE months post move out that we owe over $2000 in damages. We tried multiple times to call after we moved and they ignored our calls. I physically watched them from outside the office window ignore my call three times. My wife called from a different number and they answered right away. After meeting with an attorney we were told that we would most likely have the charges waived if taken to trial. However, it was more affordable to pay the charges than pay an attorney. As a struggling family we feel extremely taken advantage of especially with them sending the bill right before Christmas. After meeting with multiple families that have lived here it seems that it is a common theme to find any excuse to use all the deposit. They must have some very skilled maintenance workers because as per the itemized list of repairs and charges, they charged us four times what I would pay subs, as a general contractor to work on my higher end jobs. Overall it feels as if they intentionally ignored our efforts to communicate in order to keep our deposit, plus some. Utah law requires a 30 day deposit return on rentals or a list of repairs with charges when moving out. Five months is just a little past that. They know most people don’t have the money to fight this and they are just taking of advantage of tenants and filling their pockets."
"Great apartment complex. Lots of amenities are available as well. Dog and kid friendly. Walking paths, pool. Gym, internet. 1 2 and 3 bedroom styles available and close to the two colleges in Provo."
