"2.25.24 - Waterford and Greystar have failed to remove the debt from collections and my credit report. Fortunately, I've discovered that not only was Colorado law ignored when notifying me of charges, but the law wasn't followed on collections. So, now I can file complaints with the CPFB on top of other legal action. My point in this update is to encourage everyone not to bend to the demands of Waterford or Greystar, who hope you'll just pay and go away rather than fight. They don't do things right and you should 100% challenge them. 1.12.24 - UPDATE: The response offered by management is a clear example of Greystar's inability to hire competent people to oversee their properties. The response never addressed the PMs inability to follow Colorado law or Greystar's attempt to pursue collection and force me to pay for a civil suit to stop an illegal collection. The management doesn't do their job and Greystar is so greedy and dishonest that they just continue with it whether it's right or wrong. If that response did anything, it affirms my previous suggestion to avoid Waterford and Greystar properties as a whole. They do not care about their residents, only how many dollars they can squeeze out of you. 1.11.24 - ORIGINAL: I advise strongly you to find a different apartment complex from which to rent. Waterford at Southlands did not notify us of charges after we moved out within the time period required by Colorado state law. We had our lawyer send a letter to them explaining this, which prompted them to move the charges to collections. The agency they use also ignores the law and reports it to your credit even though it's not a valid debt. While this is illegal, you have to sue the collection agency and Greystar to have this corrected or pay the debt. We've opted for the civil suit since it also offers us a chance to recover damages. Greystar has a reputation within the apartment industry as being one of the worst management companies and hiring the worst property managers. Waterford at Southlands is doing a fine job of upholding that reputation. The dog park was nice, but that's the only positive I can offer."

"Me and my husband recently moved here and we love it! They got back to us so quickly the move in process was very easy any issues I’ve had so far they have been fast to fix it. I definitely recommend this place to anyone very nice to that you get your own attached garage definitely feels more homey then apartment like! :))"

"Great location and apartments, but horrible management and staff. We had problems with this place from the start and it got so bad we were even in communication with Greystar Management's attorney. They added on a $200 fee on to our least agreement after a year of us living there after paid our move-in fees in full when we moved in. We had a landscape water leak that didn't get fixed for months because the front office said they were "on it". I spoke to the landscape guy myself and he said they were never told about the leak. I showed him the leak myself and the next day it was fixed. Belinda and Lauren forgot to renew my lease after I called the office and told them we'd like to renew. This caused a huge issue about a month later when they said that they had no record of us choosing to renew. It just showed us further that Greystar management team has no idea how to run an apartment. This was by far the worst apartment living experience I have had. I could go on and on about the issues but these were some of the main problems. Unorganized and unprofessional."

"Gorgeous property! The staff that toured with us was professional and the leasing process of our unit was seamless and easy. My only qual with our unit was there is A LOT of things to be done, some of which should have been done prior to move in. This being said.. Lauren the property manager is an outstanding representation of Greystar, and has been on top of our requests, as has her assistant Belinda.. it is not their fault that the prior tenants did what they did to this gorgeous unit, and we respect that. They have scheduled maintenance to fix each and every one of our concerns, and for that, we are absolutely grateful. Respectfully, if you choose anywhere to lease in the area, choose here. We love it!"

"Do not move in and expect to get your deposit back when you move out. They stated that there were stains on the carpet and that they had to repaint for minor scuff marks. If you have to repaint because normal scuff marks you might want to use better paint. We were meticulous when we cleaned up and saw no stains in the carpet or marks on the wall. You be the judge from the pictures. Plus the windows howl when the wind blows and leave you turning up the thermostat in the winter."
