"TLDR; Dont rent here Prepare for a long story... On 3/2/2024 at 4:55pm my shower and toilet began to overflow with SEWAGE. I immediately call the front office. Its before closing and a flooding emergency. No answer. I get into the sewage in my bathroom and ensure all water valves are turned OFF. The time is now 5:05, I open my front door and the drain is overflowing so now its flooding inside and outside my apartment. I sprint to the front office and notice the door is locked but staff is still inside. I knock on the door. PAOLA and another unknown woman in Paola's office look directly at me and signal that they arent opeining the door. Fine. I run back to my apartment and grab my phone and sprint back to the front office and begin calling. I watch as Paola sits at her desk with another woman and ignore each of my calls. I hang up for the final time and knock again as they just watch me. I continue knocking and attempting to yell through the glass that there is a massive flood happening in and outside of my apartment. They continue to wave me off. I dont need the office staff for anything, what I needed was a number to reach the onsite maintenance man as the flood continues to spread. Im assuming Paola called the maintenance man as he quickly makes his way around the corner to greet me. I explain that I have been trying to get the office staff to get ahold of him as my aparment floods. He quickly walks with me to my apartment to see the situation. He's flabbergasted but not surprised as hes been to our unit multiple times for similar issues but not as large of a problem. He then calls Paola. She answers him and he explains that it was flooded everywhere. At this point im irrate. All she had to do to prevent further damage to my unit and units around me and answer the door, at the very least answer the phone as she watched me call while staring directly into my eyes and ignoring my calls and waving me off. (side note, the flood outside is so large that its reaching my front door and the stairs while new tenants are attempting to move in UP STAIRS with now wet shoes and heavy furniture, imagine the lawsuit if they had slipped due to this known plumbing problem). I make my way back to the front office with the maintenance man explaining that when Paola walks outside shes going to have to address me and explain why she couldnt even answer the phone while staring at me and waving me off. She doesnt wanna open the door, fine, but watching me call, looking at the phone then back at me and ignoring me is unacceptable, when all I need is the number to the maintenance guy or have her contact him. She and the unknown woman then walk outside and we begin arguing about the situation, moreso her actions or lack thereof. Paola states I was intimidating so she wouldnt open the door; fine, shes entitled to her feelings but that begs the question, why not answer the phone to see why the resident you see very often is frantically trying to get ahold of someone in the front office. So intimidating you cant answer a phone to figure out why I need front office staff attention so immediately? I give up talking to Paola and this unknown woman as its a useless effort. I then make my way back to the apartment with the maintenance man and continue assessing the situation. The job is too large and he has to outsource it to the plumbing company that will, at this time of writing, will be here at somepoint tonight. Unnacceptable. Paola's actions extremely abhorent. Extremely unnacceptable when I have logs and pics of all the flooding incidents within the past year and the issue gets ignored. Thanks Fountain Palms."

"Paola is the best of the best when it comes to costumer service ! She helped me to get my apartment and always with a smile on her face . When I walked into the office she greeted me with such warmth and friendly smile . I was going through a divorce and she went above and beyond to make sure my move in to the apartment was easy , and that I understood all the lease charges etc , she helped me set up insurance and provided me with Aps information. I been a resident for few months now and. Paola still the same smiling lady in the office when you come in . This place is great thanks to her !"

She provided the best apartment renting experience I had on very long time , she went above and beyond to ensure my comfort and satisfaction. "My first apartment and the worst experience . The Franklin apartments are nicer cheaper and pleasant. Rent is due in the first day five they file eviction papers . I travel for work didn’t realize they were not friendly they told me not to worry about the eviction because I did pay (late) but now it is on my record for seven years. Had my garage broken into , my work truck towed , then 7 months later I lost my job and they stopped taking partial payments . Only Good thing there is the maintenance guy . Other than that I would recommend going across the street to the Franklin or anywhere else."
