Villa Viento Apartments

"02/2024 First off I wanna say the onsite staff is great. Always friendly and helpful. I am a disabled vet with disabled plates. There is also another disabled individual living here. Since there is only 1 disabled parking space available for guests and none for residents, I asked Arnel management about adding an additional space and was informed that they were within compliance not required to add an additional space because the resident spaces are considered private and the ADA only applies to public spaces. If you are disabled and require a disabled parking I suggest you look elsewhere. 06/2022 We have been residents here since 2018. In 2021 when our contract was up for renewal we decided to go month to month as we were in the market to buy a house. Rent increased to $2241 with a month to month fee of $74, for a total of $2315 for a 2 bed 2 bath downstairs apartment. Unfortunately, housing prices surged and we are still renting. I recently received a notice that the rent was increasing by $74 to $2315 with a month to month fee of $195, making the new monthly total $2510. I asked what the price difference would be if I signed a new lease expecting at least a slight discount, and was told that the rent would still be $2510 and it would only guarantee no increase over the next year, but no discount or removal of the month to month fee for signing a lease. Business practices like this is one of the reasons there is such a high turnover rate in this community. 04/2018 Moving in May 2018, but have been looking at apartments since February and Villa Viento was the second location we visited and actually became our benchmark. After countless hours of searching, we could not find any other location in the area that we were satisfied with due to size, neighborhood, or complex. Villa Viento is conveniently located minutes from Old Town Tustin, freeways, and shopping centers. Its a smaller community that is set back from the main street providing more of a suburban environment than a city apartment complex. The property managers (Alex, Jon) have been more than helpful in answering our questions and preparing us for the move."

She is professional and kind.Javier, the porter gentlemen, and Emilio do a great job keeping up the property and promptly responding to work orders. "I drove by and saw the deposit sign of $199 and knew there had to be a catch. There is. For a one bedroom you’re looking at 2200 for a down graded apartment. Carpeting and a basic kitchen with no garage. I feel bad for the people who live here as I’ve seen reviews their rent is going up $75 every renewal."

"Villa Viento is well managed and maintained by the managers (George and Ruby) and Javier. George and Ruby are always available for any issue. They are very kind . Javier (the maintenance personnel) is awesome. He keeps the property clean and is prompt to address a work order. Javier is kind profession, and hard working. George, Javier and Ruby are a wonderful asset to Villa Viento. The neighbors are friendly and quiet. Beautiful community that is a joy to call home."

"I moved here 2 months ago. The property managers, Ruby and George, are very friendly and helpful. George has resolved a couple of minor issues i’ve had and Ruby is very pleasant and smiling every time I see her. Almost every day there are maintenance men taking care of the outside and they do a great job. The only reason I’m not giving Villa Viento 5 stars is the high price of rent."
