"One of my least favorite things about this apartment is how poorly put together it is. You can hear your upstairs neighbors every footsteps. One of the windows in our apartment was put in incorrectly. We wondered why we could hear outside noise so clearly and it’s because this entire place was poorly thrown together. Speaking of which. The doors to the building slam loudly as a result of their poorly executed “smart locks”. The hallways are hardly cleaned. Someone dragged piles of dirt through the halls and it just sat in front of my door for a long time. Trash service is inconsistent and you have to drive to another property if you want to get rid of your trash. There are no on site dumpsters. Oh. And this place is worse than an HOA. They will find any way to fine you. We keep our yard very clean and let our dog out 5-6 tikes a day. We always clean up after him by the end of the day. Still they will fine you $75 for one dog poop when they randomly check. This is something that has happened recently because we have been here for over 6 months on the same schedule of cleaning our yard and now they are trying to fine for ANYTHING. There’s little to be desired from living here. Listen to the reviews. I’m counting down the months until I can leave."

"Avoid This Nightmare of an Apartment Complex If you enjoy the idea of living in a perpetual state of chaos and frustration, then by all means, move into this godforsaken apartment complex. From windows taking a nosedive out of their frames to a management team that's more elusive than Bigfoot, this place is a bona fide disaster zone. Let's start with the pièce de résistance: the windows. One minute you're minding your own business in your office, the next minute the window decides it's had enough and takes a leap of faith. But fear not, because according to management, this is just par for the course. Apparently, the construction wasn't up to snuff, so they had to undertake the Herculean task of replacing all the windows. Bravo, guys. Bravo. And if you think the joy stops there, think again. The doors are as warped as a politician's moral compass, which means you'll be shelling out big bucks for electricity just to keep the temperature somewhat bearable. Oh, and did I mention the trash situation? There's no garbage on the premises, so you're forced to rely on a valet trash service that's about as reliable as a chocolate teapot. Missed pickups are about as common as rain in the Sahara, yet somehow it's your fault when the garbage starts piling up. But wait, there's more! The walls are thinner than the plot of a daytime soap opera, meaning you'll be treated to the symphony of your neighbor's bodily functions on a daily basis. And good luck finding a parking spot that isn't already occupied by someone who clearly missed the memo on how to park a car. And just when you think it can't get any worse, try opening your bedroom window without it disintegrating in your hands. Safety hazard? Nah, just another charming quirk of this fine establishment. In conclusion, save yourself the agony and steer clear of this dumpster fire of an apartment complex. Your sanity—and your wallet—will thank you!"

"I received keys to a brand new unit at The Flats on Friday 10/6/23 and was told upon key pick up that the provided dryer in the unit did not work, the part to fix the dryer had already been ordered, and it was just a matter of waiting for the part to come in. Monday, 10/9, Hannah called to tell me the part would be in Thursday, 10/12, and the dryer would be fixed then. However, Wednesday, 10/11, the third party vendor who is responsible for fixing the washer/dryers was let into my apartment by Tammy - I thought, what luck that the part came in early! I was not home during this vendor visit but assumed the dryer was being fixed since I was told by Hannah the part had been ordered. I came home Wednesday night to see the same part missing from the face of the dryer and no work seemingly done. I called the leasing office Thursday, 10/12, to ask why the dryer hadn’t been fixed and was told by Tammy because the vendor wasn’t aware of the missing part needed to fix the dryer and just ordered the part Wednesday. All of this to say I am being told two completely different stories over a broken dryer in a brand new unit that should have been taken care of well before I moved in here. I don’t know why I was lied to about the part having already been ordered or why I was told that I could expect the dryer to be fixed Thursday, 10/12. If this dryer situation is any indication of what my time here will be like, I am not impressed. I can also tell this unit has been sitting vacant for a long time because I am finding spiders everywhere. I would think having a unit exterminated by pest control would be on the list of things to do in order to prepare for a new tenant. This has not been the welcoming experience I expected to receive from a new complex, where things should be in working condition at move in - especially given the rent price. Today, Monday 10/16, marks day 10 of accumulated laundry that I’m still not able to wash/dry. What a let down."

"Honestly, the management here is frustrating. They are using one small maintenance team for multiple properties, so don't expect anything to be done quickly. It took almost 3 months for someone to come fix my flooring that was coming up in my bedroom. I called about ants showing up in my apartment, was told someone would be there the same day to treat, but they never showed up. They also tell you that pest control treats the hallways and exteriors of the buildings bi-weekly, but I have not seen anyone do this(not even on my ring). So I am not really sure what the pest control fee is even used for. If you call with a question and they say they will call you back, they never do. They tell you the community has a courtesy officer when you tour, but that is a lie, there is no one to contact after hours for an issue. All the apartment buildings remain unsecured yet they keep saying they are going to secure them. They don't really seem to enforce their policies (ex. people leave their dogs in their yard, unattended, barking all day. Or people leave their trash out in the hallway all day. They also don't want you to throw your trash away yourself (they lock the dumpsters up), so if you have a lot of trash, you have to hold onto it untill it's time to put it out for the valet trash service. For the money you can do better. The area is super convenient and the apartments are nice, but for me the management is off putting."

"Carolyn's Review.................. This property is always clean. The parking lot, the hallways inside of the property in every building. The pool area, pristine! The parking garage grounds, never messy! Impressive to say the least. What I like most is how quiet this place is, even on a Friday or Saturday night. There's plenty of activities to sign up for and attend. Restaurants within walking distance. Dog park available and.....clean. Key fob entrance at every building as well as parking for tenants in assigned garage parking. On site security 24 hrs. So, don't forget to check out all the different options The Flats at Cypress Waters in Coppell, Texas has at affordable prices. Check it out!!!!!!"
