"I’ve never been more displeased with something before. We weren’t able to see apartment before we moved in. Our water is yellow, and everytime the heat or air kicks on it smells so bad of old smoke. They have bluish Gray carpet and walls. The layout is ridiculous for the living room area. The leasing office doesn’t work with you at all in terms of trying to view apartment before move in, or prepping it. We have a newborn so we tried to do everything as efficiently as we could and now that we are in we have full regrets. My child is currently breathing in dirty old smoke air coming from vents. Carpet smells like old smoke as well and yellow drops coming down in one of the bathrooms bc the fan broke. Honestly not worth the money at all. Location isn’t everything when your running the place like it’s in flint."

"Man! Safe community! Serving and Loving Apartment staff. In my humble opinion, you get MORE than what you pay for. They have a beautiful maintenanceThat will really go above and beyond for your requests. They treat their people right here."

"Give credit, where credit is due. This is a class (A) community due to the staff and management, in a world where service has taken a backseat, that is not the case here. Every minor issue I have had since we've moved in has been addressed promptly, all the way from Tim taking care of a parking issue, to Tina calling the cable company to correct a billing issue we had. Tina, Tim and Allison have all gone beyond the call of duty. If you're looking for a quiet place to live with abundant wildlife this is your home."

"I lived in this community for 3 years. I loved the location and how quiet the overall community was. Maintenance was always prompt and professional when anything came up from simple apartment issues to something like the dryer quit working. The property manager Tina was beyond professional and understanding when we would reach out. She went out of her way to accommodate my family when we originally had a 2nd floor unit and the unit below us continued to complain about the noise our kids made. She knew and understood that's just apartment living and worked some magic to get us into a 1st floor unit a few buildings down. Her staff was very knowledgeable and prompt when she wasn't in the office. The only "Cons" are; first one is completely out of the immediate management/staff's control and more so on the Owner/Corporation. As rent increases you'd hope in a perfect world so would the quality of life within the apartment. Such as updating old energy hungry appliances or even lighting fixtures which again were outdated and power hungry. This "con" is only directed to units that had been occupied year after year by the same tenant. Tina and her maintenance staff from what I heard, cannot 100% confirm but I believe have been updating units as they were in-between tenants. But this transition doesn't help the current resident. The second one is the quality of the carpets in these units. Even as a new tenant the carpet looked rough and little to no padding underneath, this was in both the original unit and our 1st floor unit. Again ONLY a quality of life complaint as these things are rarely replaced if the same tenant is in the same unit year after year. And to counter argue in the defense of the management and the Owner/Corporation is that carpet is nearly always the first thing replaced when preparing a unit for a new renter, so why invest in truly good quality and at times expensive if on average every 12 months they're going to have to replace it anyways. Just my opinion of course. Overall, I'd absolutely recommend Pheasant Run over any nearby Apartment Communities. Between the constant professionalism, cleanliness and the quiet community living (No overly loud vehicles, no major parties, no rude neighbors bumping MC Hammer at 2am etc) Pheasant Run would be my only recommendation to anyone one looking for affordable, safe and clean apartments."

"I am a new resident of 5 months. I am especially impressed by the friendly , knowledgeable and professional nature of the staff Tina and Robin. The grounds crew is the best I ever seen in my 20 years of renting. The crew is friendly and know their trade. but mostly the entire staff have been loyal. Most of them have been with this property for many years and have a deep affection for the property and its residence. The community is quiet without any angst, which is almost hard to believe in apartment complexes. But it is a reflection of the staff who insist on the standard of being good neighbors.
