Wingate Apartments

"Good apartments, There nothing super fancy but their not slums either. Its a good average apartment. Only down sides rent increases every year without fail and now requiring renter insurance. On top of increasing the rent , they are increasing the price for internet and cable is going up as well. If the trend continues i fear this will no longer be affordable place to live. I would like a slightly better value for my money. If the rent gets to $1000 a month just for a one bedroom it's going to be a bad deal. And I have been living here since 2015 you would think there would be some sort of loyalty or steadiness in price."

"This place is a slum, to be blunt. If you absolutely have to live here, don't stay for very long. We've had nothing but horrid experiences in our 2.5 years living here. Starting from our initial move in, the carpet was poorly installed. I've stepped on loose staples on several occasions. The windows build up condensation due to poor circulation within the apartment, so we're constantly having to combat mold buildup. This is really just the tip of the iceberg. Their overpriced internet plan(s) provide terrible, slow service. Their maintenance team clearly has no basic respect for peoples' living spaces. Maintenance made a huge mess out of our kitchen when they took out the manual locks on the doors and replaced them with very inefficient SmartRent locks, which require you to use a passcode or an app on your smartphone that logs you out randomly and/or doesn't even function properly, either. Have fun messing with logging in while you're temporarily locked out of your unit. On top of the above, our door does not shut unless it's locked. Someone could easily kick your door in. They will also shut your water off for extended periods of time without any kind of notice, and the laundry rooms only have 3 washers/dryers for 15+ separate tenants in a building. You're probably better off visiting an actual laundromat. Lastly, but more importantly, this place is NOT SAFE. DON'T MOVE HERE IF YOU HAVE KIDS. I've witnessed a 15-person fist fight outside, a shooting, a stabbing, and a carjacking all within the 2.5 years we've been here. Just. Don't."

"I've lived here for going on 5 years now. If you plan on living here for a short time it'll be fine. The maintenance team and office people do their job. Friendly and cordial more often than not, but everyone has bad days. The corporation is why people hate landlords. They implemented a renter's insurance policy (after I've resigned my lease). I've provided proof of insurance twice and talked to a lady in the office who said she saw I had insurance. They're still making me buy their insurance. It's 11$ but it's also the principal. They brought in new washing machines and dryers. Every other week machines are down now. That may not seem like a big deal but when there's 15+ people in your building it's very inconvenient. Side note the company they use for the machines is so bad I'm starting to think Edward Rose gets a cut every time a load runs dry. As far as safety my car has been broken into twice since living here. They say someone patrols the lots at night but in my 5 years here I haven't seen it. They won't do anything about the break ins. The pool gets shut down early or for a week in the season because fights break out. This is running long so I'mma rapid fire my other gripes. I get bugs twice a year for about 2-3 weeks. The window I have leaks terribly. The tiny oven runs cool and the freezer is basically a fridge. I'm talking ice cream comes out melted. I'm very disappointed in the community they've cultivated here. Young Jeffery is going to reply to the reviews, saying the right things, but it's just lip service for renters and publicity for those debating on living here. If you're on the fence and can go ANYWHERE else I'd take the other option."

"I've only been here a few months but I really do like it. The one time I needed maintenance they were here the following day and were respectful that I have cats and did the job needed doing in one day. Everyone in the office seems nice and have been very helpful."

"As far as apartments go: it's not better and it's not worse than anywhere else you're going to find around the city for a reasonable price. It's a standard apartment. It's old, and they look old, and they don't give their maintenance the tools/funding to fix things like windows that aren't properly sealed. That's all pretty standard stuff. It's just that these--like many other apartments in the area--are corporate owned, so be prepared to be subject to greedy, tenant-unfriendly practices as they slowly try to nickle-and-dime you and keep you trapped in their complex for as long as possible. That, too, is pretty standard. It doesn't mean that it doesn't deserve one star. Too many apartment complexes around Grand Rapids are corporate owned, and they have way too much power available to them to price-gouge and generally suck money out of their tenants with little to no repercussions. They don't even take responsibility for their landscaping--the yards are nice, but they're filled with plants that are toxic to common pet animals. If you have to live here, you'll be fine. Just keep to yourself and you won't be treated worse than you would be anywhere else. But it still deserves one star. People deserve better than to live under uncaring, corporate landlords, and if you at all have the means to live anywhere else that's not owned by Edward Rose & Sons, Land Management Co., or any of the other basically identical corporate landlords that pocket this city: do it. Again: you'll be fine if you choose to/have to live here. But it's run by awful people who don't deserve a dime of your money."
