"while living here, we are now on the fourth property manager forest hills has had in the last 6 months. Management is just plain lazy and nothing ever gets fixed. My fiancé and I moved in June 2023, got a 2 bed 2 bath apartment. We paid $1375 a month, and utilities on top of that. Renovations were cheap, if something broke like my mailbox it was never fixed. The mailbox broke in July and everyone had access to my mail, the best part is there are no security cameras on the property! Cops in and out weekly!! We experienced 2 gas leaks at the complex and a lot of tenants including my fiancé got sick. My fiancé had to go to the hospital due to it. The only way I was able to find out was because other tenants and myself had to call the fire department and ask why they had showed up. Management didn’t even apologize or notify their tenants via email or phone call of any leaks, let alone reply to other tenants emails asking about the gas leak. Lastly, we are forced to pay $85 a month in community fees for the clubhouse that was suppose to be done in June in order to use it, it is now February and we STILL aren’t allowed to use it. One maintenance man for the 100+ units and he is stellar with customer service and helping out, but one man for 100 units isn’t enough. If you are thinking about moving here choose anywhere but, unless you like management that doesn’t care, gas leaks and police there every other day for a new reason. Update: there is nothing in this review that is going against any one person in particulars character. So there is nothing to sue me for. To management: if you want to threaten me after this point and intimidate me to remove a completely honest review, that alone speaks for the character of forest hills and proves further more that management doesn’t apologize or think they do anything wrong. Your character speaks for itself."
"Do not even consider this place! None of the doors inside the unit shut. The furnace we were given was faulty and dangerous. Charles the leasing manager will hang up on you if you ask him to do his job. Showing up unannounced with no notice, Maintenance will knock one time and if you do not answer they will enter your unit for non emergencies. This place is a joke!!! Update: your reply makes it sound as if you are concerned. Reread what I wrote. I did reach out and was hung up on. I have yet to receive an apology from your company."
"I have had nothing but issues with this apartment and property management named Susan. This property has been bought three times in the past year. We were left with no heat for MONTHS without being notified (against the law) there are literally mice in the walls that you can hear all night long. They don’t do anything abt people blasting their music. They won’t fix anything that I have been asking to be fixed for over a year now. They built a gym and then raised rent without 30 days notice (also against the law) and still have yet to give anyone fobs to the gym that they have been promising for months. Maintenance has put so many holes in my ceiling from “renovating” the people above us. The walls are literally just painted drywall so when you wipe them, the paint comes off. 3 outlets that do not work. Countertop is literally tearing off of the wall. Management (Susan) does not answer phones or emails. It’s like they’re asking to be sued. LOOK ELSEWHERE. They’re scamming people out of their money and have almost no residency because of this. Dumpsters are constantly overflowing. I CAN NOT WAIT TO MOVE OUT. This has been an absolute nightmare."
"I am a nurse and work long hours. I have exhausted a lot of effort trying to contact these people with issues that may seem little, but are never resolved. I am not one to complain, just frustrated. I pay 1375 a month to live in this 2 bedroom/2bath apt. I have no hot water in bathrooms at the sinks (only the shower) which I am grateful. The new washer and dryer that was in the unit, the washer does not spin, leaves clothing soaking wet for me to haul to the laundromat with one day off of work. The office said they will give me a "laundry card" for the washer and dryer on the floors of the apartments, I stopped and got one (which i HAD TO LOAD MONEY), I did and it says ERROR, still cannot use. I still have broken blinds, no hot water in the bathroom sinks but the laundry (washer) is the frustrating part. I also have a the bar for coat rack in the closet at entey way of apartment, it broke twice. I'm still waiting for it to be fixed while my clothing lies on the floor of the closet. I was told I will be put on a "list." In the meantime, I spend money on laundry and pay 1375.00 to live here. I do love the location of my apartment, and relocated for a job as a nurse to this area. I love the view and feel safe. The maintenance guy even jumped my battery of my car on a morning I was going to work. It is just run poorly from management up. Id you don't have tje help, at least let us know. I also was told they did not receive my November payment and got a call while at work 2 days before Thanksgiving (giving me a panic attack) they did not receive my rent. I work very hard and am a one single income, I did not have another payment for them. I have a cashier's check from my bank for November and provided that to the office. They then called me 2 days later and said "do not worry" they found my payment that I put in the locked security box. I then went to the office to pay December by hand with a money order because cashier's checks are hard to trace when they are cashed, and the office said I owed for November. I was quite upset. I still have a balance on my account that says 3500, I have provided receipts! The office said it was going to be "looked into." Again, I have made these payments and have receipts. If there is a major thing that goes wrong in this apartment, I am worried because they are not taking care of these issues noted above. Not reliable and efficient with taking care of their tenants but you get an eviction notice on your door if you are 2 days behind on rent. I think it is the corporate office that needs to know what is going on. I think the staff here on site are doing their best. Luma Group is the owner of these units, they could use some education on how to take care of people who live in the units they collect a pay check from..I am already looking for another apartment in June when this lease is up. I do love the area and my little space but the inconsistencies with all of these issues is disgusting and ignorant. I hate to complain and am always the last one to do so, I am very frustrated at this point and thought this could help other potential renters.. If you pay almost 1500 a month, you expect service. I do my job and if I show up and do not, I WOULD BE held accountable.. Get with the program Luma Group in Beachwood. I am thinking of putting rent into escrow if none of this gets taken care of. Frustrated!"
"if i give this place zero i would. my fiancé and i moved into this place in September and its been a nothing but issues since such as not answer the calls & when they do answer they are disrespectful in the office and simply could care less when there is an emergency in our unit, no working outlets, no a/c, and the biggest one is we haven’t had heat in our apartment for over a month now and there is absolutely no urgency in trying to fix it or pushing the issue. DO NOT RENT FROM THEM. we are counting down the months to move out from here and never look back. this is what it current looks like outside and it’s 20 but feels like 7 degrees and guess who still doesn’t have heat. someone needs to look into this place."
