"I just moved into Georgetown of Kettering Apartments about a month ago now, and I’m so happy that I chose to apply here. I’d never applied for an apartment before, and Anna, Rachel, and Heather have all been so helpful. They took the time to help me with questions about my application, and all three of them have been so friendly!"

"Decent price. Typical old apartment building trying to present as updated...appliances old, all walls and cabinets with many layers of paint. The big problem: smell of smoke permeates the whole building. Management has tried to help but really to no avail. Make sure you have a smoking clause in your lease. No enforcement of Ohio smoking law that says common areas should remain smoke free. Secondhand smoke seeping into apartments or condominiums from neighboring units poses both a health risk and a significant nuisance."

"Horrible I moved in less than a week came home and my ceiling was about to collapse on the floor. Leasing lady said it wasn’t an emergency when it was water leaking from upstairs into my apartment by the morning. My whole ceiling was on the floor. This is day two and I still have no ceiling in my living room. Very nice people but wouldn’t recommend at all nice place but let it foul you"

"I didn't ever care enough to leave a review until I was informed that after moving out, and deciding not renew my lease, they're falsely reporting information to other rental companies regarding my history despite the fact they have managed the property a mere 6 months and I rented for over 2 years. They were pushy/persistent for me to sign a new lease, ignoring all maintenance requests I had and correspondence- I kept records after being blown off. I asked to move to a different unit if I'd have to pay $300 more per month on a new lease with all the repairs needed would be easier to address. I would have had to vacate my unit for a min. of 3 days for repairs like the bath tub peeling horrifically. Not feesable. My bathroom walls weren't drywall, rather pressed wood that had been fixed in place with mirror hooks. My bathroom piping under the sink fell off once, I came home to this.... The pipe just laying under the sink as it had been duct taped to the wall and painted over. My florescent lighting above the sink was broken and was a wiring issue they attempted to repair numerous times. The vent had no cover. Light sockets without covers, a hole in the living room flooring under the carpet that slowly got bigger, the wood under kitchensink had been rotting since I moved in due to old leaks that hadn't been repaired. The brick wall had not been sealed and roots were growing through in places. I couldn't use the pantry closet as any time I did, we got flour beetles or weevils in our food. I could store my grains on the counters and used shelving I bought which worked fine. The light in the kitchen was a ceramic donme that fell one evening, untouched, we had moved i. 3 months. Almost hit my boyfriend while putting away groceries. The fan worked in the dining area but the lighting went out and never was fixed. My washer was hooked up by maintenance and began leaking inside the wall into the unit below and into my son's room and closet. Maintenance tore the carpet, propped a fan on it and came back for the fan but that was it. Cut the wall in my son's closet and never fixed it, just left it. Then, the wasps. They sent pest control 4 times to handle the issue. They were rampant as they were nesting nearby (turns out under my balcony in the beam supporting the balcony had a cover encasing it.) We couldn't go out onto the balcony at all either summer. My son broke the glass on the entry doorway while trying to run inside terrified as we are allergic to bee stings. He was coming home from school and that was the only entrance. There were many. I bought carpenter bee sticky traps and filled two the first week alone as pest control merely sprayed with some cheap aerosol each time, no attempt to resolve it, even though they were landing on his car in the parking lot when he pulled up-his words. Then! on the last annual pest inspection, we were informed that there was a roach problem in numerous units nearby. German cockroaches is what he found in other units. The water was constantly being shut off and we were told it was maintenance issues though we never received any prior notice. I did find out that the apartment complex owed almost $50,000 to the city and that's probably why the water was constantly being shut off. In the winter time my power was shut off twice accidentally and DP&l came back to fix the problem due to issues with management according to them. The pool was closed the entire summer while they repaired the flooring that they had just sealed the season before. They did update the laundry room finally which constantly had strange people coming and going and one man in particular that was dressed in all black hoodie that would come in there walk around and leave with no laundry. Packages were constantly stolen/ delivered to the wrong address, becoming a huge issue due to buildings not being marked correctly labeled. Sidewalk was nearly impossible to walk in winter time as it slanted downhill. Trash and dog droppings everywhere. Golf carts destroyed the grass, leaving mud everywhere. Maintenance was loud and"
