Residences at the Falls

"Move at your own risk. Beware of ALEX. Moving here was waste of time and money. After a very disorganized application process with Bleidy and gathering the $ to move in, we were told 9 months into the lease that they would not be willing to renew. When I went to the leasing office to discuss the possibility of moving into a different unit/ask why this was happening, I was told by Alex that there was no reason, nor does he have to give me a reason. I asked if we could pay more or move to another unit and that was declined as well. He ended our exchange with saying “I suggest you start looking because things are crazy and expensive out there” (duh, that’s why we saved and took our time to move in here) In our time living here, never once did we miss a payment, receive a violation or complaint unlike some of our neighbors who were given the option to renew. (Correction: one time i left my towel to dry on the balcony, how horrible) seeing all these reviews of people having a positive experience and living in this community for years is misleading because not all residents are offered the same treatment and transparency from the leasing office. After moving somewhere exceptionally better and dealing with a professional leasing team, the experience at the falls complex was a complete headache and regret. The laundry machines constantly smell moldy or are out of order. the pool by the leasing office has roaches in it, or is closed for weeks at a time. Security lets anybody in the gate without calling you and the resident gate is always malfunctioning. The maintenance crew is constantly zooming around in the golf carts, yelling down the hall and leaving trash around (yet nothing looks repaired or updated) They also took more than a week to respond to maintenance request. ALSO, when moving out be sure to deep clean the oven so it looks brand new and take every single piece of garbage or you will be charged a $150 cleaning fee for leaving behind a few crumbs and 1 empty shoe box. Save your time and money and move elsewhere."

"I see similar bad reviews with problems similar to mine i lived here for 5 years never had an issue from 2022 to 2023 i was promised a 3 bd unit by the end of my lease in 2023 with the hope of me staying and When i came to ask the manager Alex he told me in my face he was working on getting me one but no available which i found out to be untrue and 2 weeks after that i was told my stay with the community was ok and i should be receiving a renewal shortly and what i received was a no renewal letter. the place the maintnance people and the securities are all polite and amazing and is a very safe place to live since there is a lot of law enforcement people living there but the manager Alex is a deceiving individual and its a shame. When i was leaving i was told i needed to paint the apartment (certain spots) if not my deposit would be affected by almost half like if the apartment was in good condition when they gave it to me in the first place. Overall safe community but management its slowly decaying due to the Manager."

"I came here to get information about their 1 bedroom apts. The security was so rude. She said to see the models is by appointment, however I got an email to drop by. So she said I'll call them. We only have an apt for Sept 15th. I said no. OK, here is the business card please reverse back and leave. How extremely rude. I will definitely not rent here."

"Very bad management after 3 years as an ideal resident I received non renewal note for no reason. I have an exceptional credit score above 800 never had a problem they increased the rent by 600$ a month for no legitimate reason. We paid our rent before the end of the month The window is never opened and can not be fix as per maintenance guy .Please when you see the unit try to open the window I spent 3 years until now without door locks as we keep requesting it but they cannot find the locks . Worst of all, the property manager, Alex was terrible he did not communicate effectively and when we ask to talk to the landlord he doesn't allow us to talk to him . We moved in with the old management which was very sweet and accommodating but this new management staff seems to be the center of all the trouble. I am not even sure if the landlord know about this new management. It is so sad to see this complex be corrupted by a terrible managing staff that do not know what they are doing"

"I’ve been living here for a couple months and can say I haven’t had any problems! Alex in management is very organized and very attentive and always willing to address any questions I may need to address. The security staff is constantly maintaining great level of security through out the day. I love that this complex is pet friendly and constantly maintaining a clean environment for all pets! Residences at the falls is a great place to live!"
