"This was my starter apartment & it served as that for my stay from 2021-2023. Old Management(Wendy now at the 500 in Midtown) was flexible and nice & I was happy to see Gladis (new management) be just as flexible. Anna, goes above and beyond to keep me informed of property changes or to answer simple inquires with accuracy. The asphalt upgrade was needed and a big improvement! Knowing that rent was going up made me a little more comfortable to know the parking lots were being renovated. Very accommodating to residents for occasions/events & generously informative with tips when it comes to seasonal changes, to help residents hamper any issues that may occur. For example: Signs reminding residents to allow faucets to drip to prevent pipes from freezing and the maintenance is always quick to address issues—such as a leaking A/C during the summer. My stay here was eventful! I’m grateful to have had the support & understanding from the staff as well as a peaceful environment as I prepared to make a life of my own in the A. So the price you pay to live here will yield improvements & has been showing promise. Nice neighbors too"

"I live in the Sedona Falls apartments, I do not like the quality of the apartments as you can see there is a lot mold in the bathroom walls since I moved in, the floor is not fixed properly, the mirror doors are broken as well. The monthly price is not coherent with the quality of the apartments every year the price goes up as well. The moment I moved in, it was all I could afford so I went with it. But as soon as I can I will move to a better property."

"Lived here nearly 5 years and it's been good. Edit: After long and carful consideration I have to change this review. Living in the apartment was good. However the last renewal was a nightmare. First as per Georgia law they are required to give 60 days written notice on any rent increases. They went from 1250 to 1501. They gave us less than 45 days then wanted to charge use for moving out without proper 60 days notice. So they not only broke contract but tried to gaslight us saying it was our responsibility to know when they would increase the rent. We had a house fall through and asked if we could go month to month making it clear we where looking to move. They tried to refuse. We ended up moving less than a month later. They then tried to charge us for the carpet saying it was damaged by our cats. They ignored that they are required to change it after 5 years and especially after the multiple floods from the outside in that unit. They also refused to change the flooring after said floods. So we ended up with water damaged carpet for 2 years that had patchy padding because it was never properly replaced. It took the threat of court and reporting them to have that removed. They then charged us a bit over 600 for breaking a lease we never signed. The old Manager was great. She did try and get the floors replaced, she was out working to help clean up the damage after the second flooding (it hit 3 or four buildings) and was very understanding. The new manager left a very bad taste. I know apartments can be a pain, but they broke state law and charged us for it. Be careful."

"My family and I moved in in June and we truly enjoy living here. Lately the complex is well maintained and clean. Is very peaceful and we are close to convenient stores. The staff is very friendly and always willing to help with any issues or questions we have."

"I want to know how the management of this place can be so inept as to allow the MILE LONG list of issues with this place and STILL find it somehow reasonable in any way to have raised the rent in this absolute slum. In the little-over a year we’ve stayed here: The dishwasher was somehow broken ON MOVE IN (an obvious sign of shoddy workmanship in the cleaning and checking of apartments before a lease begins) and took more than a month to replace. The water is gone with essentially no notice on a monthly basis. The hot water will be gone for entire weekends at a time with no response from any management; THEY get to go home and stay away from the issues of their slum-complex while the residents are forced to live with it. The AC needs fixing every summer, and the heat needs fixing every winter. The pipes burst in the winter, causing thousands of dollars of personal property damage. While the fallout of the pipes was addressed, expensive personal belongings were left in plain view of a COMPLETELY OPEN AND UNLOCKED WINDOW for anybody in the entire complex to come and take with no chance of being caught, since there are no cameras or security anywhere in the complex. The INFESTATION of German cockroaches within the walls themselves of our apartment and, when asked to follow the codes of the state and do something to remedy to infestation, hire the same useless pest control people who have done NOTHING to alleviate the problem, despite multiple requests made to management to do ANYTHING to help (even going so far as to ignore several work requests to call the pest control people back out!) Now, take ALL of that, and realize that this absolute dump has decided that they are worthy of costing nearly TWO HUNDRED DOLLARS more a month in rent? I have had enough; the MOMENT that I am in a position to leave this place, we are gone without a second thought. Don’t let the “reasonable” pricing fool you; you pay THREE TIMES more than what this place deserves. Unbelievable."
